The house will probably not be listed for sale. The biggest advantage of a Chapter 13 filing is it offers an opportunity to save a home from foreclosure. By filing under this chapter, homeowners can stop foreclosure proceedings and may catch up with mortgage payments over time. So they probably don't intend to sell.

Is this a trick question? If the house is priced right, it's the one that you want and you are pre approved why would you wait at all? If you are trying to guess when the bottom of the market is going to hit, join the club. The problem is that no one will know when the bottom is here until after it's gone. If this is the house that you want, buy now and let someone else kick themselves when they realize a missed opportunity in a couple of months. It is even more of an opportunity if you are a first time home buyer and can utilize the $7500 tax credit for your 2008 returns. ... more

It all dpends on what town you are looking at. Also, be aware that some towns data is not accurate or consistent (I won't go into details).

The only way to know for sure is to compare the sale prices of recent sales to the current assessment. If you are lucky, you'll determine a ratio. It's a guide but by no means should it replace a thorough market analysis on the specific property. ... more

It certainly sounds like you've done a good amount of work and have a nice home. Currently the average listing price in Chelmsford is $428K and the average selling price is $342K. On my site, using the MarketSnapshot, you can see days on market, listing and sale prices. Unfortunately, it might be a bit of a challenge, but if the property is in good condition and properly staged, you might be in good shape. I'd be happy to prepare an estimate of value and discuss some of the aggressive things that we can do to "make you whole." Feel free to call or email anytime. (A few other things that I need to consider is square footage, lot size, style and year built.)

of course there is a noise issue and yes ther e will be issues selling in the fiture, as there are now.
But price relative to issues overcomes all objections. in other words if a similar house in a location with no hiway issues would be 10% more, than its more attractive.
