Hi Sharon, most landlords are understanding of the credit hits given the times.
If you have good rental history, be sure and get a letter from your landlord and provide that with any rental application.
The fact that you have a recent BK is actually not a deal killer.

Well it depends on what type of life your accustomed too now. CDA is not that big, so what your asking is pretty easy. What other things are you looking for? Do you want a home or Apt/Condo? We are the same age, and I wouldn't trade living in downtown. I walk to my office, coffee shop, my favorite restaurants, and my bar. It sounds like that is what your looking for so I would say somewhere south of Harrison Ave, which runs east/west. Everything downtown would be about 10-20 minute walk, but you would be centrally located so you could run to the other side of town for shopping or whatever.

CDA is pretty safe as it is, normally don't have to worry about much. If you took a drive around, you could determine for yourself which area's would feel safest to you. If you have any other questions, you can email me at shane.greenfield@sothebysrealty.com and I would be happy to answer!

House rentals could be a bit more difficult as most looking to rent a single home do not have the resources behind them that the larger community and complex management companies do. In terms of schools I would focus on Stevenson Ranch, Valencia, Saugus, and some areas of Newhall. Those school districts would be William S. Hart and Saugus Union.
Stevenson Ranch and unincorporated areas of Santa Clarita have Mello Roos also called CFD and school bond taxes which is extra taxes on top of the normal 1.25% CA. property taxes.
The area is very family oriented and safe. It's a great place to raise a family.
