Georgia street is not an area I would feel safe living in, especially with kids. But your level of comfort and mine could be different. In Google, do a search for "Georgia St. College Station, TX" and look at the Google Earth street view of the neighborhood - you'll see tires in yards, debris on the curb and junker cars.

Rent is really high in CS, so anything under $800/mo is usually a dump or in a bad neighborhood. Be weary of duplexes, they usually indicate run down neighborhoods or high volumes of college students. The duplexes are usually very close together and don't offer much in the ways of privacy or yards.

Just north of Georgia and Holleman, closer to campus (south of campus), are some nice and safer homes in the historic area around Brison Park.

Stay away from anything that says it's in Northgate! (north of campus and Dixie Chicken area) There are frequent crimes of people being held up at knife-point and gun-point there! Usually in the wee hours of the morning when students are leaving the bars, but still, not a place I would ever live.

Directly east of campus is kind of a mixed area with families and a lot of college students, but reasonably safe.

North of campus in the areas around Hensel Park and Tanglewood Park are nice, safe neighborhoods.

Hey, you know - they sell vanilla ice cream and strawberry ice cream.....chocolate, too......so......what works for one person isn't right for the next person. We all have our preferences.

Clearly people are buying and selling homes in all areas, regardless of how the school districts are rated.

Want more house?
Buy in the town that gives you more........more concerned with schools? Buy less house in the higher ranked school district.

There is no right or wrong........decide what your priorities, needs and wants are, and follow that route.

It depends on if it already has a basement apartment, has an approved building permit for the space or was grandfathered in or if a new build out is going to be done. The city of Salt Lake's planning department would be able to answer that question. ... more

Check and see if you are looking at the 'public records' section. Trulia keeps up with local home values and assigns an average price per square foot, which can change.
If your home is actually for sale, that is a different story. Sometimes previous sale price entries can override a more recent input (I have had this happen and had to call Trulia support) ... more

Duncans Ridge is a beautiful custom home community half-way between Holly Springs and Fuquay Varina that provides awesome value for square footage- largen 3200-4500 SF homes ($125-145/SF) on larger than usual lot sizes- 1-2 acres! The homes are custom designed and built with quality construction and ample interior/exterior features that make the entire neighborhood feel special. Although there are no community pools or parks at this time, most people select this neighborhood for the peaceful ambiance of being on larger, more private lots and being surrounded by hardwood trees. I am actually a friend to some of the folks who live in there and they absolutely love it. ... more

Lanny,

I can find comparables for you through MLS. You also may qualify for HARP which would allow for a refinance even with a depressed property value.

Let me know if I can help.
