I only see 10 MLS listings for sale in Avignon, and 7 of them are new construction being sold by the builder.

That leaves just three previously occupied homes listed for sale. I would not think this is any reason to be alarmed. We can only speculate as to their reasons for listing their homes.

Unfortunately, you are minimum three years from the date of foreclosure. So - probably you are looking at the end of the year earliest. Find out the actual foreclosure date of your former home so you know.

You can talk to a lender and they can give you that information.

Our biggest employer here is the State of California. We are the state capital!
Plenty of hospital's around employ plenty of people, plus regular retail establishments, school districts, lawyers, etc. Government is by far the biggest. And we are not a horrible commute to San Francisco, and many will make that commute as well. ... more

can create more living space/homes without building up up and more up with earthquake safe construction, or expand home construction to the outskirts, which then will create commuting issues.

I hope for your sake that you are working with a buyers Agent, a Realtor who works on your behalf, representing YOU! The best way to find out what the monthly expenses for the utilities are, really depends on the type and construction of a home, its utilities, insulation, and then the personality of the
owners. The current owners can give you an ideas of what they are paying in the hot summer months and what in the cooler winter months, but then it will still depend on whether you like it very cool or very warm in the various seasons, so your expenses could be higher or lower, but the current owners expenses would be a good guide line for you, there are no averages as each house is located differently, floor plans and construction is different, some are shaded by large trees and others are not.

So ask the current owners early on, and go from there.

Initial information gathered shows there are two different property owners of nearby parcels one related group owns multiple parcels and has for many years and the other owns a large parcel and acquired this in 2011 presumably for investment / development purposes.

Sherwood Forest is in transition, dont think its for the good. Its an older neighborhood, many owners took care of their properties, many did not.. the biggest problem ive seen is that too many people purchased homes that maxed out their income and they have no way to keep the properties up. Real Estate Agents are not allowed to comment on a variety of topics. The Fair Housing Act restricts the information that can be provided by a Real Estate Agent.

Off Limit Topics Include:
• Crime Statistic (including questions about whether a neighborhood is good or bad or safe)
• Demographics
• Environmental Concerns
• Household Income
• Religion
• Schools (including questions about how good or bad the school is)

Determining to the answers to questions on any of the topics listed above is something that you would need to do on your own. It is up to the individual to make their own determination about a specific area. If a Real Estate Agent were to comment on such a thing, it could be steering which is a prohibited act.
