Hello William,
You are apparently directing this question to agents in the "Santa Rosa Valley" which is in Ventura County. I read your companion blog. There are no newer condos in the Santa Rosa Valley -- Our Village at the Park, here in Camarillo 93012, offers newer townhomes in the low- to mid- $200s. I hope this is helpful information. ... more

I imagine your not a real estate agent per your title so my question is why are you looking for a designation?
If you want to be a real estate investor then you should buy and invest, I'll call you certified if you want:)
If your an agent you should check with your local association.

Hi Cool Rod,

I would need more information to answer your question.
What do you want to buy?
How much do you have to put down?
How much is the rental income and how long have you received it on this particular property?
Who owns the rental, you or your boyfriend?
Glad to help if you can help me understand your situation better.

Kind regards,
Sherrie Crow

Unfortunately, this is the story with many mobile home parks, not to mention the fact that mobile homes depreciate in value over time, much like cars. Not much you can do about this. If they bought their home for $260,000, options would be to sell at a significant loss or move the unit to a place they'd like to live, probably outside of Orange County where demand for space is much lower and they won't see the same space rent hikes. What specific help are you looking for? ... more

Are you represented by your own realtor? What does your realtor tell you? You may want to pose this question to your realtor and his/her broker.

Double check to see if the home is showing up as being actively for sale. That would be a problem since it's not on the market. However, if you key in just about any residential address -- for sale or not -- that property now shows up on websites like trulia, zillow, homefinder,, etc. because those sites pull data from various public property records databases. And since the property record is on those websites, the address will naturally show up in a Yahoo search or a Google search or a Bing search. It's a sign of the times. ... more

Hello Allard,
No, you do not have to give the items left behind back to the previous owner as anything that was left at the property after closing is considered yours unless it was stated specifically in the sales contract.
Hope you find this helpful.
Good luck!
