Hi Victor, not trying to dodge your question, but crime and safety are a matter of personal opinion to a lot of people. Some people prefer a very very low crime rate and other believe that some isolated crime is acceptable. I would recommend checking the Atlanta Police crime maps. The link is below. Just for your knowledge, the East Lake area is considered to be Zone 6. I hope this helps. There are plenty of sites that will show crime statistics by Zip Code ... you might want to try or Overall information such as demographics, etc. can be obtained at Your best bet, though, is to drive around at different times of the day ... evenings and weekends are usually a good indication of what is occurring in a given location.

As for values present and future, nobody can predict an area's performance with any degree of certainty. The recent (and ongoing) housing crisis could not have been foreseen ... otherwise, people would have stopped buying homes long before that.

Incidentally, even when purchasing a new home, you should have representation. Builders' sales agents work for them ... you need someone on your side, especially since such expertise comes at no cost to you.. I'd be happy to work with you. Any Realtor subscribed to MLS can show you any listed home, as well as new construction. It is to your distinct advantage to have representation, even when dealing with builders ... they're looking out for their interests; you need someone on your side. As a rule, figure six months for completion of a new home.

Generally, you select your model, add any upgrades or modifications, then choose from available lots ... some are designated as "premium," usually due to factors such as size, location in the subdivision, corner or interior, etc., and can add substantially to the cost.

We can't comment on whether an area is "good" or not ... it violates our Code of Ethics, and can also be construed as "steering," an illegal practice. Your best bet is to use a site such as, which will break down the elements of a particular Zip Code.

So much is dependent on market conditions, with respect to purchasing a home as an "investment." What features are important to you? How long to you plan to stay there? It also depends upon how anxious a seller or builder is to move the property. In short, there is no cut-and-dried answer to this question ... and no guarantee that any home will appreciate in value over a given period of time.

It all depends on where you are in the estates. Some areas shopping is only minutes away while if you are out east it can be a 20 minute drive to shopping. For the crime statistics it is best to contact the collier county sheriff, they can privide any statistics you ask for.
