It really depends on the property. If a home has been on the market for 30+ days with no price reduction, it's probably overpriced and you can offer under the list price. In most cases homes $400k+ are having multiple offers as well. At the end of the day the property does need to appraise, so recent sales are most important. Do not send this person ANY money. This certainly sounds like a classic scam, and unless if you want to go into researching it to the core, I would drop this place and move on. Don't waste your time and money. It's always important to feel 100% comfortable with your transactions. If your instincts tell you that something is fishy, (particularly when they are asking you to wire money) it probably is. I wish you the best of luck with your search!

Why don't you hire a Realtor to take you to the homes . It is dangerous for people to give directions to their sellers homes having not known who someone inquiring on a website might be .
You can't get into the homes anyway so why not hire a professional to put together a list and take you out?
That would be the best thing to do .
You can also ask that Realtor about the neighborhood . But just driving buy and looking in windows or peeking around is dangerous for both you and the seller .

I spoke to you about your townhouse. I live in Nona Terrace and I am a realtor. You may have to be patient or reduce the price. Being on the MLS is not enough. There are a lot of other ways of advertising to reach the buyers out there!. Also, people like to buy new, so you are in direct competition.

Hi, well the first thing to do is get with a realtor who works your area of interst.( I'm sure lots of realtors will answer your questions). At the same time get a pre-approval letter from your bank or if you don't have a lender I can recomend one. Go over with your realtor what you need and want and we can set up searchs for you to see whats available. Next go out with your realtor and vist some of these homes to get an realistic idea of what your money will purchase, you can also visit open houses on your own if you want. That will be a good start.

Maybe you could keep an eye out for houses under contract in case they fall through, you will be the first to react. Generally I show homes that are active.
