However, it can be a part of a good faith understanding to share experiences that can help a buyer understand what precautions he/she can take living in the home. As for the crime rate... Realtors aren't the experts when it comes to that type of thing and so we don't give advice outside of our area of expertise. We do however refer people to the experts. I won't guess about such things...but the police are relative experts on such things. The info on this link might help.

FW is a great town with tons of things to do entertainment wise. I could recommend several areas but that's hard without knowing a little bit about what you desire in a home/ neighborhood. Established vs Newer neighborhood. Kids? Activities? Commute. All these things need to be considered before narrowing it down. Not sure what your question is, however you're looking at a short sale so the price means nothing it's an imaginary price the Seller hopes the bank will accept. Personally I won't even waste my time on short sales unles the bank has pre-approved them and this isn't the case with this home.

Secondly the home is located a short distance from commercial areas on Holloway Street and without knowing what you're looking at it's hard to know if perhaps you're not seeing crimes related to shoplifting etc.

This is not one of Durham better areas but it's alos not one of it's worst. Durham is a city and like any city it has crime, though for a city it's size it enjoys one of the lowest crime rates in the State.

Back in the 'bubble' years, ALL neighborhoods were referred to as 'up and coming'. It was a rationale for sellers to ask lots more money for what they had. When the bubble broke, all that fell apart and I think it will be a while before they recover.
R E agents cannot talk about 'safety'. Check with the police about crime statistics. If you plan to stay anyplace 5yrs or less, your odds of getting your money back are less.....maybe much less........than if you buy in more established areas. Try to stay more than 5 yrs anywhere you go.
