Our market is strong for lower priced properties--the investment market is struggling, the condo market is struggling, but there are a fair number of buyers looking for primary residences. But it is a GREAT time to buy here, with interest rates and prices being a lot lower. And today it looks like our homestead allottment is about to increase as well--good news for those who live here. Hi Judith! I would suggest the east side of Orlando. There are two specific areas that come to mind. Both are within close distance of the UCF or the new medical school/teaching hospital. Take a look at Waterford Lakes area or the Narcoose corridor. If you buy something near the new medical school you will probably get a faster return on your investment. Oviedo is a great place. We lived there for 3 years. Very kid friendly, good schools, good amenities. We just sold our home there and I wish we could have been there for longer :(

Now is one of the best times to buy in the Orlando area! Buyers are in the driver's seat! You can ask for the moon and stars, and in many cases you'll get them right now. Prices have dropped pretty dramatically. Homeowners are negotiable. Builders and developers are EXTREMELY negotiable!!! I have recently seen some condo owners willing to make your first 2 years worth of payments. Many are desperate to sell, and the condo market was hit hardest, making it a beautiful time for someone like you to get a great deal.

A word of caution though...make sure you have a good Realtor who will check comparables to make sure you're making a good purchase. There are still many overpriced homes on the market, and you're Realtor will make sure you don't overpay. They'll also be able to negotiate the best possible deal for you, and best of all, you don't pay your agent a dime! Many sites such as Realtor.com can probably give you a generalization of the information you request, however, I often times suggest my clients contact the local police department (which have always been very frank) or the mayor's office.
