You can certainly find a home such as you describe in that specific zip code but, you would have a much better range of options with equally good schools etc in many other Santa County cities and neiborhoods.
Every LOCAL Realtor on this forum will be able to provide you with details of EVERY property listed, and to show them to you no matter who the Listing Agent is. It would be very inefficient way to conduct your search if you have to deal only with the listing agent for each property.
A better way is to select an Buyers Agent to work with you to see all properties of interest at the same time.

My best suggestion always is to drive the area you are thinking about and maybe even chat with some neighbors. The weekends are always a great time to get a true feel for an area. There are sites that you can view demographics about areas on. You can go to my website www.cllickpickandmove.com. Then click on the local links, click on Fort Worth and go to their site. There are links here to find out more about neigbhorhoods. You can also click on school reports on my site to find out more about an area.

Realtors are not allowed to advise anyone legally about family orienation or racial stats. I just suggest to my clients that they check crime stats and visit areas in person to see where they want to move.

My investors are really like the neighborhoods just west of RTP, near Southpoint Mall for their RTP rental market. The Auburn, Auburn Square, Copper Creek, and Wyndcross (town homes) neighborhoods are especially popular. These homes are relatively new and easy/cheap to maintain, close to Southpoint amenities and a very short hop to everywhere in RTP. Appraisers work independantly from lenders and realtors. To reach an assessed value on a home in escrow, an appraiser uses multiple tools for the evaluation. One of these tools is to look at recently sold homes in the same area and of similar style, size, etc.

The most common reasons there are disagreements with an appraised value are the properties used for comparison, and the condition and quality of the home being appraised versus those it is being compared against.

If there is a dispute, sometimes lenders or real estate agents will request a second appraisal, but more often the parties involved in the home purchase negotiate a solution.

I have not answered the specific question: how often does this happen? I am not familiar with statistics reflecting how often this happens. It does happen, especially when we are in a market of increasing values (such as we see today).
