You can go online at http://portal.hud.gov/hudportal/HUD?src=/buying/loans and click on the FHA Lender list to find a mortgage broker in your area. I would also check to see if any local banks or mortgage brokers are holding classes for first time home buyers. The classes noramally have mortgage brokers there to answer any of your questions, plus Realtor, attorneys, home inspectors, and insurance agents to discuss the home buying process. Contact a local agent in your area to get an accurate up to date list of properties available. The lenders wiith foreclosed properties normally only work through agents to list and sell their foreclosed properties.

That is strange. Doesn't your purchase contract allow you to be there. I would hire the inspector yourself and meet with them prior. Instruct them in writing not to disclose anything to the seller prior to talking to you about it. Have them sign the agreement. The inspector works for you.

Explain to the inspector that you feel the seller is going to try to influence the inspection.

First of all, congratulations on moving to our area! I moved here 20+ years ago and very happy I did! The best way to narrow down the specific neighborhoods and homes is to select a buyer's agent who can do all the "leg" work for you! In our are it will not costs you anything, as most sellers pay your buyer's agent fees. Plus, this agent will dedicate the time for you and will make your travel/search very easy!
We have many neighborhoods that your family would like, the best way to search is to identify those that have pool/club house, etc, recreation that your family will enjoy. Also, look for locations of the Catholic schools in the area and this will give you another list of neighborhoods that you may want to look at.
PS: I live next to one of these schools, off Leesville Rd in NW Raleigh and there are several communities that you can visit here...

In most cases once a picture is posted to an MLS service they become property of that MLS and an agent can be fined for using pictures that are not their own.
