I would have to see your condo to give you an accurate report to the possible value of your home. I do specialize in the South Loop. The market is getting very hot right now. I see a lack of good available units throughout the South Loop.

I did look up recently sale activity in your building for 2 bedroom condos. I know the value of your place is greatly hurt with the number of short sales, foreclosures, and the special assessment that you have in the building. You do have a way out and I can give you several options.

Yes there are some homes in Poinciana with inground pools, of course not as many as you will find on the communities of Hwy 27. Traffic could be hectic between 7 and 9 am leaving Poinciana and from 4 to 6pm entering, but it disipates fast if there are no accidents. Hospital is currently being built in Poinciana, already stablished is Heart of Florida on Hwy 27 and Osceola Regional downtown Kissimmee. There is a medical clinic already open in Poinciana. Poinciana to Shopping and theaters is 25 to 30 minutes to The Loop Shoping Center, about the same to Postner Park on 27. Orlando 45 minutes. Disney 30 minutes. If you wish to live within walking distance of facilities such as rest rooms, food availability, public parking, the Boardwalk, etc., your best bet is to live at or below 42nd Street, down to and through the South End of the Resort Area. This would include the six or so blocks west of the oceanfront, through the neighborhoods known as Old Beach, Shadowlawn and Rudee Inlet..

There are some great areas in Rancho Cucamonga with lower tax rates. Obvioulsy the older neighborhoods have lower tax rates and if the homes are further North, they are located within the boundaries of excellent schools! You have to look at tax rate as it relates to the home values. For instance, if you buy a house with a 1.7% tax rate in a great area, but the sales price is $300,000 as opposed to a home in a tax rate of 1.25% with the sales price of $350,000, unless you are paying all cash, the lower price will be more affordable and quite possibly be the better investment. Woking with your Realtor to look at each neighborhood collectively would be the way to go.

You not only want a great location, but that purchase that is going to give you the best opportunity to an equitable position in the future!

I believe the Northwest areas of Cypress and Tomball are going to become prime locations for growth and development. The demand for homes will increase with the development of the Exxon facility in The Woodlands and the construction of the Grand Parkway which will connect the Cypress and Tomball areas to The Woodlands making these communities very accessible.

In my opinion...a really cool neighborborhood for young, upcoming professionals would be Southtown, King William or Monte Vista areas. We now have several downtown condo's and lofts to choose from. Geez...we are almost as cool as Houston!!

I just placed some clients in a condo in Southtown last Friday...they LUV it and so do I!! I am ready to sell my home in the burbs and move there myself!!!

Yes, I've lived in southern california all my life. I currently live in Rancho Cucamonga and love it! There are other communities that are great, others not so great. If you are a renter and if you haven't owned a home in the last 3 years, you are considered a first time home buyer. I have helped quite a few get "down payment assistance" (DAP) programs as much as 80K in free money. The trick is, there are very few lenders that offer some of these programs. I have researched many of them. I'm not a lender, nor do I get any benefit from the lender. I just investigate for my clients and refer them. I figure, if you were a relative and I could get my relative 50k, why not a stranger. What goes around comes around! I've blessed quite a few and they've blessed me back by recommending me to others. :) It all works out. They're more work in many cases but I think they are definately worthwhile! It is hard to know wihout the location, size and age of the home. If I had the address or area the home is located, The actual square footage is also needed since a 3/2 could be 1250 sq ft or 2500 and that will greatly affect the value and the age of the home I can get you a very accurate estimate of value.
