Always have your Realtor get you the Seller's disclosure for the property you are interested in.

If I was purchasing a home close to Langham Creek which runs to the west of the Concord Bridge,
I would make sure I had flood insurance just in case even if it wasnt in the flood plain.

Finally, neighbors love to talk about their neighborhood, so if you are out looking on a Saturday afternoon while everyone is out doing yardwork and walking their dogs, they will tell you better than anyone the downlow on the neighborhood....

Just about any neighborhood can have drainage issues when there are sudden heavy downpours, esp during hurricanes. Some are just worse than others and you and your Realtor need to do your homework!

I will be blunt and to the point. You need to speak to a lender first. 100K may not be realistic for what you want. However, 150 to 200K may be realistic and cheaper than your current rent. There really are too many variables without talking to you more.
I can send you to a very good lender. I work in East County where there are still very nice homes that will meet your stated needs for under 200K. Now I don't know if you have to commute to SF everyday, in which case East County may be too far for you.

Land sales have not caught up with the current frenzy in the local residential market. The average market time for land sales in the Concord/Clayton/Walnut Creek area is about 180 days. There have been 5 closed land sales in the area since Jan 1rst and there are currently 16 active properties and 6 pending sales. No because anyone on the loan has to qualify. How low is low? Have you talked to a lender to get prequalified? Sometimes they can identify a few things you can do (like pay down, or pay off some debts) and do a rapid re-score. Good luck! ... more
