Typically you're looking at 20% down for investment property and with 25% you'll get an even better rate. Talking with a lender is a good idea to get all of your options.

The Real Estate Market does seem to be heating up! Reason being for the multiple offers is really a lack of inventory on the market right now. So with fewer homes to see buyers may have to deal with multiple offers. We have been seeing multiple offers on some foreclosures homes in the area for a while now.

What date did the property title change?

Have you rebuilt a qualifying credit history?

Is the home you wish to purchase affordable? (within established lender approved guidelines)

Work with a local Realtor who has knowledge of the neighborhoods and area that you are interested in - that's how to find out all of the information about homes that might be of interest to you. All of the Realtors work off of the same MLS and working with a Realtor you will be able to receive updated and accurate information. The Real Estate websites that you find on line are often not dependable on the the information provided. In most cases, the commission is paid by the Seller so why not call a Realtor today!
