Hi Manuela,
Realtors by law cannot answer these types of questions. You are advised to call the local police dept for answers. I can tell you that all my freinds and clients that purchase a home near the beach are very happy with their choice. With that said, feel free to contact me and I will be happy to email you listings based on your specifications.
All the best,

Darla Schroeder answered:
Hi Mike. Congratulations on your decision to purchase a condo in Florida. A short sale is when the owner owes more than the property is worth and attempts to sell it at or below market value, contingent on their lender's acceptance of a lesser payoff than the debt owed. Unless the lender has pre-approved the sale price, the length of time from contract to closing can take many months and still end up with disappointing results.
A foreclosure is when the owner loses possession of the home after a final judgement hearing and the bank or lien holder takes the property back and lists it for sale. There are many different situations here as well, but generally the time from contract to closing is the same as a regular sale. In my area, it is not unusual these days for buyers to have to compete with multiple offers on below market priced bank owned properties.
There are plenty of regular owner sale condos that are bargain priced without resorting to purchasing a foreclosure or pre-foreclosure (short sale). Should you decide to purchase in Pinellas County on the Gulf Coast of Florida, I am a Certified International Property Specialist who would love to help you find the right property at the right price.

I have lived in Kissimmee/Davenport area for 22 years and love. Will not consider moving to Orlando because we enjoy the small city lifestyle. Perhaps those who are telling you otherwise have not found what they like in the area or simply dont like the perfect weather, low crime, not in a hurry lifestyle and prefer going back to the northern ways of life. Bottom line, you have to like where you live and no one can decide that for you. If it so bad here, why are they still here? Statistically we have 1000 people move to Florida everyday, they must like something.

According to Larry Olmsted in an article from USA Today, "If everything that Florida offers came together in one place, it would be on the coast of Pinellas county. This includes Clearwater and St. Petersburg, just outside Tampa."
Of course those of us who have made the Tampa Bay area our home, already knew this. Where else can you find world class beaches, great fishing, terrific golf courses, professional baseball, football and hockey teams, theaters, museums and great Theme parks all within a 25 mile radius? Tampa also has a great airport that makes getting here a breeze.
It doesn't matter what kind of home your looking for, because the Tampa Bay area has a wide range to choose from. Luxury communities, Condos, Single-family homes and Townhomes on the water or near the water and in all price ranges. There is something for everyone with prices on some condos starting at $20,000 and going up to luxury penthouses in the 2 million range. Now is the perfect time to buy with prices way down and interest rates hovering in the 4-5% range creating a once in a lifetime opportunity to have that dream home. If you need help finding it give me a call. For more information:

It depends on your budget! Apollo Beach is one underrated place where you can still find waterfront property fairly inexpensively however. St. Petersburg would be another great area. Feel free to check out where you can check out all the waterfront properties on MLS for yourself by creating an account.

Hi Jorge,
Any realtor can guide you through the process, it is best to have a realtor who's area of expertise is in teh area you wish to buy.
Yes, you need a realtor for the offer and a closing agent for you closing, which often is an attorney. You may want to get legal and tax advice from a local attorney and accountant so that you know your tax liablities in the US. Most realtors have contact for you, as I do.

I would be glad to assist you, the areas I specialize in are Miami Beach, Aventura, Hollywood and Sunny Isles.

Feel free to contact me directly with any questions, I have worked with buyers from out of the country very frequently and will have the answers you need for a smooth transaction.

Tom Priester answered:

Having been from Jacksonville to Key West and Naples to Pensacola and most points in between I know the state very well. There are some amazing places to call home but many differences in weather, lifestyle and landscape; Jensen Beach and Stuart are great locations if you are looking for lower price points and water access but typically not as upscale as Jupiter. The best place I can point you is a brief blog I did about the Jupiter area;

As a resident of Jupiter, I work throughout Palm Beach and Martin Counties, and a great place to start is by defining your goals and comparing the lifestyles and housing costs of areas that you are interested in. There are so many different options available to us that reside in the state and I have selected Jupiter because of the quality of life that we enjoy. From my viewpoint, there is no finer place to reside that the Jupiter area; from the best schools, to a fantastic economy fueled by many factors and of course the wonderful facilities of Max Planck and Scripps Institute, to incredible unspoiled beaches, unbelievable dining and shopping options, numerous boating and golf opportunities, uncrowded streets, low crime and just the overall kindness of our residents. Just recently we were out with a client from New York who commented on just how nice everyone is; and why not as we are truly lucky to live in Paradise.

I work almost entirely as a buyers agent in Palm Beach and Martin Counties and certainly would be honored to be on the list of Realtors® you interview and happy to be of assistance in any way that I can. If you are in the area and would like a tour I would enjoy showing you why I am so fortunate to call Jupiter my hometown.

I hope this information is helpful but if you need anything additional please do not hesitate to give me a call.

Always at Your Service,

Hi Linda,

I work for a mortgage bank that finances qualified foreign nationals (including Aussie's, Canadians, etc) for your purchase. We do not require a US Social Security Number (SSN) or US credit, as long as it is a second home & you do not have any other financed properties here in the US.

Please feel free to contact me; I'd be glad to help.
