Also, in regard to the is going to depend on what neighborhood in Waldorf you will be residing in. I can also provide you a link that you can look up what high school would cover a certain address:

Just follow the directions on the link will ask for an address or street name and then will give you what schools cover that area. The high schools in the area are Westlake, North Point and Thomas Stone. Some addresses may even be zoned for McDonough....depending on what part of Waldorf you are looking in.

Littleton is a great place to live, really not a lot of dangerous neighborhoods, and most of littleton sits in Jefferson County where the schools are great.

Unfortunately we don't have a central system for rentals in Littleton, most people find rentals on, or in the classifieds from the The rental market is very tight right now so if you find something good you'll need to jump on it. Rents are pretty high, usually costs a little more then buying the same home at todays rates.

That is a very subjective question. Both are great neighborhoods and have very strong property values. If you have time, I would suggest you visit a monthly meeting of the neighborhood association for each and or a local PTA meeting for the schools you are interested in and talk to people there about your concerns. I have lived and worked on Fleming Island for the past 13 years. LIke you I am a transplant from the Northeast (I grew up in New York, and got my first job in Massachusetts). My wife and I had the opportunity to transfer away from Fleming Island and Northeast Florida, but chose to stay here for the combination of low cost of living, great real estate property values, fantastic weather, good schools, and a ton of things to do including golf, beach, and other outdoor activities.

Fleming Island offers a number of diverse communities with lots of amenities like splash parks and pools, tennis courts, soccer fields, biking trails, and golf courses. There are a number of gated communities on Fleming Island; I live in one called Pace Island. Pace Island offers single family homes of various sizes and price ranges. There are small patio style homes that are perfect for empty nesters, larger homes with 4-5 bedrooms that seem to have a lot of families with kids, and large estate homes that are typically over 3500 sq ft and many are on Doctors Lake with private boat docks.

There are two gated communities called Amberwood and Lake Ridge South that feature paired villas (the term you may be familiar with is "duplex"). My mother-in-law and father-in-law live in Amberwood and have a number of friends with similar interests that live there as well (most of their mahjong and card playing friends live in the neighborhood). The villas in these communities are between 1500 and 1800 sq ft with 3 bedrooms and 2 bathrooms. My in-laws love them because they were perfect for them as they downsized from a large home in the Northeast.

Fleming Island is located in Clay County, which is just southeast of Jacksonville. The Clay County school system is one of the best school systems in Florida and attracts a lot of families that want good schools but don't want to pay for private school. The three elementary schools, two junior high schools, and one high school Fleming Island is currently zoned for are all A-rated schools. The great school system helps maintain resale values in the area.

You noted that the price per square foot seems low. Everything is relative and having lived in MA I can relate to your perception that prices are much lower than in MA. Part of the reason that the overall price per square foot on Fleming Island is lower is because of one large planned community called Fleming Island Plantation was built at the height of the real estate boom and many homeowners there are underwater in their home values. Like many homeowners that purchased in 2003-2007 some of them in Fleming Island Plantation have had to short sale their homes or let them go into foreclosure if they are forced to move or lose a job. The higher number of short sales and foreclosures are keeping prices on Fleming Island lower, but offer great deals to people that relocate here.

I don't know what the reviews were, but if this is the only middle school in town your options are private schooling or not purchasing the home.

If there is another school in town you may be able to see if you can switch schools. Where I live the elementary school in my area is considered a failing school so I can opt to send my child to one of the better schools in town.

Good luck, also check with your realtor not sure where you got your information from but if they know the area maybe they can provide some different information to ease your mind.

Currently, Lakes and Birds is divided between two schools – homes in the “Birds” area fall into the Ardenwood Elementary district, homes on the other side of Fremont Boulevard in the “Lakes” area fall into the Warwick Elementary district.

You can see maps for the various boundaries here:

Ardenwood is based on a lottery system so even if you live in the district, there is no guarantee your children will make it into the school. Call the Fremont Unified School District for up-to-date answers – they will be able to tell you whether or not there are any redistricting plans in the near future. They will also explain the lottery system to you as well.

You can research the area schools by following this link - Simply type in the city & property address and it will tell you what schools that address is zoned for and you can get additional information and "report cards" on each school. Are you working with a Realtor?? Have them help anwer your questions goes:
1. If you can afford it, better a Single Family than a TH, what do you like??
2. The Price is as Low as it can get, and has bottomed out end last year early this year! My clients bought 2 yrs ago in $900hundreds....
3. Properties will appreciate, but very slowly, economy ia still recovering, not boomimg!
4. Don Callejon is increasing, but impacted, cause everyone in that area want that school.....only school dist can decide on Attendance issues - CALL tham for that ques, and Confirmation on the New HS.

The main Zip code for the Wake area is 27106. Also close by are 27104, 27040 which is Pfafftown. Values have stayed low here for several reasons including there is still room to build nearby so the homes available are plentiful. We have not gone up like some markets and have not be killed like those same markets when the economy went south. This is a great place to live with plenty to do.
