This is one of Fremont's more affordable communities however the homes and the neighborhood can have its challenges. I would suggest you call the Fremont Police Non-Emergency number and ask them for the crime report for this area and then decide if that is a neighborhood for you and your family. I am not saying it's bad and I am not saying it's good that is something only you can decide after doing your research.
As for the Gentry Homes (some are attached) are made of cinder block walls and some have flat roofs which has caused issues. If the owners don't care for these flat roofs they leak and have caused mold in some of the homes I have seen over the last 5 years however some are totally taken care of and look great so there is always something for everyone in this neighborhood. A number of these homes are right along the 880 freeway so you have noise issues too so in order to make a good buying decision you need to visit homes in this area and do your homework.

Yes Meg, we can all see what we refer to as the CDOM or Combined Days on Market - there is a bit of a way around it - but buyers will see that the house has been on the market a while. Having a Very Good Agent may make all the difference - especially being able to answer a Buyers Objection and possible negative thoughts on the CDOM.

There are programs here in the US for Canadian Investors. A lender I frequently work with has a 20% down program for Canadians to buy investment properties. Also, I grew up in Vancouver and have a contact there in the lending industry that also works with investors if they choose to refinance up there and then use Cash to purchase down here.

The biggest disadvantage is the amount of time you will have to wait for an approval of your sales contract by the mortgage holder. This could take a few months for a decision to be made. At the end, the decision could be that they agree to release the mortgage lien for the agreed sale amount or they could counter with their own figure, in which case one of the parties must come up with the difference to get the lien released. If you're going to go this route you want to make sure you use a professional agent to knows what to watch out for and to watch out for your best interest.

That said I don't have a crystal ball, but with reduced inventory, increasing buyer interest and an improving economy I don't agree with that sentiment.
