Valley Ranch is a large area with many styles of homes pricing it depends on what area you are speaking about in order for any professional to render an opinion.

"hear say" do you are you speaking direct with property sellers of these properties ? Any buyer is probably going submit a lower offer than list price than is the norm of real estate transaction AND even purchasing a car. Determine what is the "middle ground for all parties" be happy close the transaction.

As a listing agent many times we educate their buyers agents AND PREVENT such crazy offers they are waste of time .

You will know where you want to live when you find the "right" home. Sometimes it is a difficult decision as to location, especially if you are torn among those towns, but in many cases, the house can be the selling point of decision.

As far as safe neighborhoods are concerned, crime is committed everywhere at times, unfortunately. You can look at the websites regarding crime stats and I can help you with this. We realtors are told to explain to home buyers that with schools, buyers must be aware that school assignment has been a concern and with redistricting, it is sometimes a problem. Never purchase a home solely because it is within a specific school district. The school districts change and even though your home is within a school assignment while you are living there does not mean it will continue to be the same schools the following school year.

Hey, you know - they sell vanilla ice cream and strawberry ice cream.....chocolate, too......so......what works for one person isn't right for the next person. We all have our preferences.

Clearly people are buying and selling homes in all areas, regardless of how the school districts are rated.

Want more house?
Buy in the town that gives you more........more concerned with schools? Buy less house in the higher ranked school district.

There is no right or wrong........decide what your priorities, needs and wants are, and follow that route.

There are some good areas in both Minneapolis and St Paul that could meet those needs. I'd be more than happy to give you a tour when you're in the area. I have many ideas around the Grand Ave area in St Paul or along Selby. You might also like many of them in SW Minneapolis...all depends on what kinds of shops and eateries you enjoy. Dublin is a very desirable city. It has two BART stations, plenty of restauants, shopping, parks etc. It is very centrally loactaedand the school scores are a lot better than they used to be about 10 years ago, and they keep getting better. With the way the market is right now it is easier to get a new home than a resale. Inventory is very low and demand is very high.

The new homes have started a priority list and they are also being selective now. Pretty soon most builders will have a lottery when they release their next phases.

San Ramon and Pleasanton are great cities to live with excellent schools, however as I mentioned, demand is very high. Homes sell with multiple offers way over asking price.

I have recently registered at least 10 clients at DR Horton, Standard Pacific (Piazza and Castello), Taylor Morrison, KB homes, Brookfield Homes Winwood and Mariposa at Jordan Ranch. Believe me, all the builders are increasing their prices $25-30K every two weeks in some cases.

Dr Horton prices were the most reasonable in that area and the demand was very high. The builder is using that demand to their advantage and raising the prices more than the other builders in the area.

Make sure you take an agent with you so they can register you there. If you have not registered at other sales offices, please take advantage of what your agent can provide you and register with an agent. The builder will pay your agent a commission so it costs you nothing.

I give my buyers a lot of inside scoop on how much the homes are going up in each phase, what the whole neighborhood resale homes are going for and if it makes sense to buy in that development. By getting an agent you have a lot to gain and nothing to lose.

Some of the best schools and school district is located in Ahwatukee. That is a true factor why homes in this area are priced and sell in the higher price per sq ft category in the Valley of the Sun. You can gain a much better knowledge about a particular school by making an appointment to tour the school and speak to the administration/teachers before deciding on the right school for your children. Plus there is so much info on about schools in the valley at http://www.greatschools.org/.
