Put yourself in the buyer's shoes for a moment and think about what you would want in a house. Soon you'll be a buyer again anyway and this is good practice. Interview several real estate agents and choose the one that you think will meet your needs best. Ask friends and family for recommendations and ask why they recommend the agent. What did they like about the agent. Once you have chosen an agent, the agent will be able to help you getting your home ready for sale. The agent will be able to counsel you on where to spend your money. I personally would recommend that you get inspections (termite and home inspections) before the house goes on the market. This way you'll know if your home needs repairs and you can take care of them before the first buyer enters your house. Also ask your agent about staging your property.
