The best source I have found to compare school districts and the schools within them is www.GreatSchools.net. On this site you will find the courses offered, testing results, per capita expeditures for students, etc.
Another site to check is the Newsday education for the School Report Cards: http://schools.newsday.com/long-island/

Price the home correctly, and list with an experienced broker in the area! There are probably other positive features to tout, and being close to 1709 may not be the huge negative you think it is depending on where it is located off 1709.
My neighbor just sold his home, he was on the corner of 1709. It took a long time for him to sell, but I think it was a combination of the house requiring a complete update AND his location AND his price.

Celebration's prices are pretty high. He lowest priced single family home is $269 and the lowest priced 2 bedroom is $119k.It is also a long term rental community. There are many other great communities around that are close to Disney. Reunion Resort, Wyndam Palms, Windsor Hills, Terra Verde come to mind but there are many more. Hello there! If you want to find out what neighborhoods you like and do not like, the best way to do that is to drive around and visit them. I can tell you that if you are going to be stationed at Tyndall somewhere in Callaway or Cedar Grove are good places in terms of commuting as Tyndall is located far away from the main part of town. Places in Panama City and Lynn Haven are a little farther away, but are good as well, especially if you like to catch a movie every once in a while.

In addition to being a realtor, I am a father of a 9 year old son who goes to Crystal Lakes. 33472 is the only zip code for Crystal Lakes Elementary and also covers Christa McAulife for middle and Park Vista for high school. As for Park Vista and Christa McAulife there are alternate zip codes that you can live in to have your children attend however if you have a child in elementary you're limited.

Well, there are currently no homes available in the Siegel area, there are 12 homes available in the Walter Hill area and 66 in the Wilson Elementary area as of 5-31-12. This changes daily with the improving market. There are many under contract in these areas. If you email me(email@example.com), I'd be happy to set up a real time update prospector for you that will keep you posted when new homes are listed for sale in these specific school zones. As far as neighborhood suggestions, we'd have to talk so I can get a better idea of your needs with regards to commute, amenities, etc. If you want to avoid crime areas you can use sites like crimemapping.com, etc. to check out those stats. I would suggest driving by some of the current listings that might interest you and spend a little time in the neighborhood at different times of the day to see if you like it. I would start with the homes first, let's go look at the ones you like from what you see online and check out the neighborhoods to see if you like them because what might be a "quiet neighborhood" to one person may be a horrible one to another. It has to be seen from your perspective.
There are pros and cons to buying existing vs. building. You can find great deals on existing homes, but building is, well, new and you can pick out the things you want vs remodeling an existing. It's all in what you want to do. You might find that right house in a great existing neighborhood or you might want that fresh untouched newness of a new construction home. Do you want to go through the hassle of remodeling? How much will it cost? Sounds like you are saving for a down payment which will eat up most of your cash reserves. Will you have the cash to remodel an existing home to make it exactly what you want? If not, maybe new construction is for you. You could find an existing home that's fairly new that has everything you want. I wouldn't rule out either one.
As far as loans, I have a great local contact for you in Murfreesboro. You could go FHA with a small down payment or you could go THDA and get your down payment paid. Both allow for closing costs paid by the seller....as far as I know. I'm not a loan office so I leave it to the pros on that to keep up with the ever changing rules and regs. Call Isabel Elam at 615-569-4103. She's a senior loan officer with Acopia Home Loans. She can put you in a loan product that fits you best as far as what you qualify for and available cash. I think you would be surprised to find out that you may be able to make the move sooner than you think.

With the competitiveness of the rental market in the area, the properties you see on the market currently will most likely be leased by the time you are ready to move to the area. Having been from Jacksonville to Key West and Naples to Pensacola and most points in between I know the state very well. There are some amazing places to call home but many differences in weather, lifestyle and landscape; stay below Vero Beach on the east coast and Sarasota on the west coast if you want the best winter weather. While you may be tied in with your jobs to Naples you might also consider the Jupiter area. I can point you is a brief blog I did about the Jupiter area a while back and am firmly convinced the Florida lifestyle we enjoy here tops anything I have found; especially for those raising a family where public schools are important.
There are two sources for school information that I highly recommend. The first is www.greatschools.org where there is a wealth of information and their own rating system. A really great resource. The other is the Palm Beach County Schools System site at www.palmbeachschools.org. Here you can look up the schools zoned for any address and then cross check them with the GreatSchools site. When you do visit we can schedule tours of any schools that you might want to see, feel and touch!
