No, if you are paying for this house with a mortgage, you can not have both. The lender won't allow it. I would ask the sellers to pay for the roof themselves, not credit you.

Yes - there is definitely a market in AZ for seasonal rentals in the Chandler and Gilbert area. I have attached a link of such properties - you'll notice many are active as seasonal rentals will get leased multiple times per year. There are a few different type of folks - short term vacation, snowbirds (folks who come out October-March for warm weather), and temporary relocation assignments. Companies such as Intel are located in Arizona and regularly relocate employees from both domestic and international locations.

You may want to consider amenities such as lakefront, golf, swimming pool, spa, outdoor entertainment to make it appealing to the seasonal renter. You'll also notice some are in active adult communities.

There is really no good number, it largely depends on the lender and even the type of property....
And there is a difference if you intend to buy a short sale, is it an approved short sale or not yet
a set approved sale price has be set and agreed to by the lender....
A local Agent who has dealt recently with several short sales in your area of interest may have some
more detailed insight.

It is really not so much about the market, if there are less homes on the market, you have less competition, and those buyers who want to move in the summer are looking now ...
But the real reason for you to put your home on the market is what your NEEDS are, when do you need to sell, and what are you doing once it is sold, and you need a good market evaluation of your home by an experienced local Realtor so that you price your home market friendly and competitively and your home inside and out needs to be ready for showings, it may need some updating, some removing or moving around some furniture, declutter, in other words staging your home so it will be the most attractive to potential buyers and a good Realtor will be very helpful with that.

It is not law that a tenant cannot be evicted over winter. Judges are reluctant and avoid evicting tenants during winter months. A landlord will have to present a really strong case for a winter evictions.

It is not as prevalent in some neighborhoods because of the rental limits placed on Section VIII rentals. There are many buildings in all neighborhoods that have a portion of their units dedicated to subsidized housing. Many years ago the land on the south side of Chicago was cheap and easy for the government to purchase when subsidized housing was built back in the 50's and 60's. Today you can find Section VIII properties in Presidential Towers, some buildings on Harbor Drive to name a couple, because developers received tax rebates if they allocated some of their units to subsidized housing. In certain neighborhoods it is just not advertised. You will find Section VIII housing everywhere in this city. ... more

Closing costs as a buyer tend to be in the 3% - 4% range of the purchase price. A number of factors determine this but are not limited to mortgage payments, points if any, tax amount, attorney fees if any, escrow fees if any, insurance fees, survey/deed recording, etc. A good resource that I point all my clients to is a Closing Costs Calculator from Yahoo. This is really a question for a tax CPA. There are various rules which allow certain amounts of money to be used to buy homes by first-time homebuyers such as yourself, but they have many nuances which realtors and lenders are not going to be able to address. The rules vary based on the source of the funds, etc.

I would either contact your tax CPA; I can get you a referral to one if needed; or, go to and do some research. Again, the rules are so complicated, unless you find something very specific to your situation, I would talk to a CPA.

You should read this first. Buy and bail is the name for what you want to do. it is a form of loan fraud. I know it's not what you want to hear but it is the truth. Now could you find a lender who would allow this? Not knowingly. But would they turn a blind eye to it? It's a big lending world and things happen every day that shouldn't. but most banks and lenders are going to deny the loan if they even suspect buy and bail. Have you tried to refinance your loan to save money? You can't use the rent either unless you have 30% equity. I know you are stuck and I would speak to your elected officials on both the state and federal level. If they didn't have the equity requirement you could make a case with a lease and security deposit. Those rules have been in effect for years but it didn't always used to be that way and any changes done could be undone. You aren't alone in your situation so don't accept it without a fight but don't commit loan fraud also. I hope this was helpful.

Sink holes are very prevelent in the Central part of the state. I honestly have never heard of any in Naples area but that is not to say it couldn't happen.

We have traffic. Of course there is more in the winter than in the warmer months. When we moved down in '03 it was a mess during the snowbird season but now that the roads have been widened I can get anywhere I need to in a very short time even with the winter traffic. If you think about it we only have January, February and March as our heaviest months.

As far as farmettes. We have an area called Golden Gate Estates that would serve your needs wonderfully. I have several homes under contract there that are well under $300K and have from 1.5 to 5 acres. Really nice properties and quite a selection.
