Mark, Home Buyer in Staten Island, NY

Hi, I'm a newbie but here are some question I hope someone could help me with.

I'm interested in buying a house in the woods\woodcliff development or similar in morganville\marlboro.
Could someone tell me how much would a 3 bedroom colonial house (under 20 years) would go for?
What would be the least expensive and the most expensive?
How much more would it cost if I purchase a fourth bedroom house vs a three bedroom house?
Also how much more would it cost if the house had a finished basement?
How much can you normally negotiate off the listing price of the house?

I live in Woodcliff! There are 2 sections, the Manor homes and the Estate homes (larger homes and home sites). The manors are currently selling right around $550K. The estate homes are right around 800K. The manors have small yards on most of them, so if you don't care about that, you will be fine. As far as the finished basements, some of the homes in the manors don't even have basements and there aren't that many 3 bedrooms either. They are mostly 4 beds with no basements. The Estates are 4 and 5 bedrooms and most have finished basements. I do not have a finished basement, but I have a pool. My sister-in-law sold 2 years ago and she had one of the larger homes in the manors with a finished basement and got 645K for about 2700 sq. feet. The smallest home in the Estates is right around 3100 sq. feet and the largest is right under 4000 sq. feet. The taxes in the manors can be anywhere from 7-10K per year and ours in the Estates are 13-16K

Typically newer homes in marlboro are over 500K in Marlboro, from time to time you might find something in the mid 400K. Woodcliff usually runs in the 500-650K price range. You should be able to find a decent home between 500K-600K.
Negotiation depend on the list price and sometimes homes are priced exactly where they should sell while other times they could be priced 10-15% higher there is no rule of thumb about how much you should negotiate. Every situation will be different.

Hi Mark,
I am going to be listing a house in Manalpan, it;s about 30 yrs old, very well kept, 5 bedrooms, its a Bilevel with a huge piece of property, big deck, built in pool. I think it will be priced around 499 - 520,000.

Again, very well maintained and low taxes.

Hi Mark,
I use to live in Marlboro, in fact I graduated Marlboro HIgh and I have seen tremendous change in that area. New homes were built during the 1980's & 90 and still today. The average price range for Marlboro / Morganville is between 450 and 600, the one good thing about the 3 bedroom homes is they have nice size lots. Hi Mark,
Please see the below links for homes that recently sold in The Woods and Woodcliff developments. These comps should give you an idea of how much homes sell for, how many bedrooms they have and basement vs. no basement price. Negotiating the price of every house is going to be different and the best way to arrive at an offer is through comps of recently sold homes.
