To provide you with the Summer 2009 version to answer your question...
FHA is going very strong here in Tucson and throughout AZ along with the rest of the country as a result of the financial disarray going on these days. I'd rate it the best overall loan program in general terms. VA has a much shorter list of lenders although I've many. The critical issue in southern AZ to know these days as a Realtor is that it is virtually impossible to close a VA loan on a manufactured home when looked at in real world terms. There are still 2 or 3 lenders that say they will but will require your borrower to have up to 6 months reserves, not have a second home, take 30-45 days to underwrite then come back with conditions, etc. This specific situation has dramatically tightened up since May 09.
