Dan, Home Buyer in Frisco, TX

Looking for a home in or around Frisco. We have my parents living with us, so really would like to have

separate living quarters for them. Either a carriage house, guest house, or similar would provide us both with additional privacy. Any houses like this available in this area? Or do we need to custom build? We are budgeting between 500k-600k. Thanks. Dan

Hi Dan. It really isn't the standard in Frisco to have separate living quarters. And, with lot premiums, sometimes there isn't the land to do that even if you want to custom build. The Town of Prosper, just North of Frisco, has a quarter acre minimum lot size requirement, and most homes are on .30 to half an acre, going up to 2 acres, with great neighborhood amenities. Outbuildings are more the norm out that way. There are some fantastic neighborhoods coming that have not even broken ground yet, if you have time, and some existing neighborhoods that are under 5 years old. Some of the builder specs offer 5000 square feet in your budget - so you may even consider a split floorplan that gives everyone their privacy, but you would all be under one roof. The builders are putting up new homes in about 5 months, or you can purchase a builder spec that is partially completed already, so waiting for new construction doesn't have to be a long, drawn-out process.

I do know of a home in the mid $400,000s that has two full master suites. The second master suite is entered through a study and has a sitting area and a fireplace. The property is located on a large cul-de-sac, creek lot. A double master is rare, but more is a more likely solution for this area than separate living quarters.

You could save a lot of money. There is a great subdivision called Paloma Creek, located on Hwy 380 just north of Frisco(5 minutes away). You could purchase a perfect home for you and for your parents(right next door for example) for less than you are budgeting for Frisco. Check out http://www.1508morningdove.com homes are from the 130,000's.

As close as you will get to "Frisco" in this price range is in Brentwood, Antioch or Byron.

Nothing available in Frisco at this time that has separate guest quarters for less than $600K. Outside of Frisco, it does exist but how far away from Frisco are you willing to go? Email me with more details and I can check it out for you. amanda@hallteamhomes.com

You could look at Prosper or Celina, just north of Frisco. You could custom build on an acre or two. There may be properties currently on the market that fit you needs. If you build, use a Realtor who can save you money on the purchase and rebate 1% of the purchase price at closing. We do., go to the site below and give me a call if I can help.

Separate living quarters and guest quarters are rare. Unfortunately, builders and communities have not recognized the booming market for families with your needs. Deed restrictions for single family communities prevent construction of the type of home that you are looking for and most of Frisco falls under these regulations. I ran a search for homes in Frisco and some of the surrounding communities and did not find any homes with separate quarters or a guest house in the price range that you listed. There are many homes with a second bedroom and bath suite downstairs, but these may not provide the privacy that you desire. I did find some homes on larger lots outside of Frisco that might, depending on deed restrictions, allow you to add a guest house without starting with a builder from scratch. If you are willing to look beyond Friso, we have more opportunities to find rural propery with fewer or no restrictions.

Unfortunately in Frisco these are few and far between. You might be able to find something that would work depending if they need a kitchen or not if they can live in the same house and don't need a seperate kitchen. There's a couple of issues that make these hard to find in Frisco and in many other cities around here. One is the majority of the homes have been built by volume builders with mass market in mind. The other is the city really designs the neighborhoods as single family, so when you start to talk about putting a kitchenette in a garage apt, or enclosing a garage, or building seperate quarters, then they start getting nervous about 2 families living in one house. Typically the city won't issue the permit or there are deed restrictions. Can your parents accomplish stairs or will they need to be on ground level? If they can do stairs you might be able to set something up in a second level gameroom type situation. I just finished helping another customer with this type of search so please let me know if I can assist you. I tended to find more possible situations between 635 and downtown, but occasionally would find homes in other locations, depending on what you envision.
