Is Patterson Park/Highlandtown a good area to buy?

Patterson Park and East Baltimore have the highest upside. First, the State's largest employer is Johns Hopkins - the Hospital and Bay View employ over 40,000 people within a few blocks of East Baltimore. Second, the Bio tech is real and will eventually - several years reach into East Balt and Patterson Park. Thousands of Row Homes are being torn down and the supply is dwindling - although there is still much out there. That said, over $4 Billion is being invested - for my money E. Baltimore has good upside. We own several hundred properties - This is the kind of real estate we buy.

I agree with Amanda the inventory is massive. In Patterson Park there are 175 active listings as of 6/12/08 and another 87 in Highland. So there is a lot to look at and deals to be had. Contact a local agent and they should be able to help narrow down the choices for you.

Depending on what you mean by 'good buy'. There is a lot of inventory in those areas right now so getting a 'deal' might be more likely than in other areas. Highlandtown also has an arts district and is considered a Main St where you can go shopping, eat etc all while on Eastern Ave. Patterson Park obviously has the park which is very large and they also do outdoor free concerts during the summer.
Since there is a lot of inventory, just make sure your agent runs the comps to validate the price you choose.

The problem with the Patterson Park neighborhood and places north of the park is that there are many of vacant houses just a few blocks away.

In Canton you have a geographic isolation because the neighborhood is bordered by the Harbor and Patterson park. It is a fundamental principal of real estate where areas that can be isolated will always be worth more.

School districts also vary in Baltimore city so even if you don't have kids the school district will affect the value of homes in certain neighborhoods.

All in all East Baltimore is Experiencing urban renewal I don't think you will go wrong in the 21224 zip code.

I currently reside in the area and I think it's a great buy for the money…You can experience city living at its finest and it is less then canton and fells point

I have worked with a lot a buyers that can't afford a renovated home in Canton that end up purchasing in the Patterson Park/Highlandtown area. You can purchase more home for your money and still be a short distance to many of Canton's new shops and restaurants.

The Patterson Park Area has been under heavy restoration. Especially on the North side of the park. Johns Hopkins is building a billion dollar wing onto the hospital.
