term, does anyone know if all the new areas in Los Banos have mello roos? Also how new does the hosue have to be when it is applicable.

Second question, Does anyone know the average utility cost, say on 1800 sq ft home in Los Banos? Is there a site that I can get comparisons with Modesto, Los Banos, Tracy and San Jose.

I did some research and based on a 1800 square foot home and $200,000 assesed value your going to be paying approximately $150.00 per year or $12.50 per month. Hi Susan,

Mello Roos are usually applicable to only homes that are built after 1982. It's really going to depend on the house. Some builder to entice buyers will actually pay off the mello roos. I can look into a few particulars on the mello roos charges, but I need to look up a few properties to find out what the average rates are.

Also your second questions, is really going to depend on your usage. I have a family member who lives in the area in a 1600 sq foot home and I just called him and he said his average bill is around 229.00 per month. However he has a sister in law that lives there with a larger house and her bill is $70 dollars a month. So it really is going to depend on your usage as Los Banos, Tracy and San Jose are all with PGE so rates are pretty much the same.

Modesto's rates might be a little cheaper as your utility provider will be with Modesto Irrigation District and I have found that there rates do run cheaper than PGE. If you would like me to assist you, call me at 209-298-0481 or email me at
