Which area is more desirable; the SW Pelican neighborhood in Cape Coral Fl or near the Yacht Club?

Lori, everyone is right it is a personal preference, but as you are in Mass there is no way for you to form a personal opinion. Lloyd gave you a great descripton of the yacht club area. What I will tell you is that SW Cape Coral has more recent built homes. There is not as many homes from the 50, 60 and 70's. In SW Cape you are close to Tarpon Point Marina where construction is underway with a new waterfront hotel. Cape Harbour, where you will find shops, marina and restaurants in resort setting.
Come to Cape Coral and decide for yourself. I would be happy to show you both areas and discuss what I love - living in Cape Coral.

Tough to equivocally claim that one area is more desirable than the other. As Joe has answered, it is a matter of personal choice and preference. One thing that everyone can probably agree on is that the boating is fantastic from both of these neighborhoods.

I personally prefer the Yacht Club Area. Its however a personal choice. Very attractive and near the little beach,tennis courts, the Yacht Club Marina.. the center of town with restaurants and shopping...and Papa Gino! ( great Italian restaurant) and the Parkway with easy access to the bridge and Ft Myers.. For available properties, please feel free to contact me and I'll be glad to email them to you.

Hello Lori,

I truely believe it is a personal choice, as I have sold homes in both locations. I live in Bayhore Drive Neighborhood of the Yatch Club area. The street is lines with 30 to 50 foot soaring palm trees. The boating distance is quicker from the yatch club area then most of the sw Pelican locations. Many home locations there requires you to come out in the river near Dolphin Marina and there is a longer no wake zone from this location to the Intercoastal Waterway.

Welcome to Cape Coral Florida. I suggest you work with a Realtor that knows Cape Coral on and off water!

Lori, thank you for your question. A licensed Florida agent cannot "steer" you toward a particular area. I can tell you that noth are very nice areas and offer terrific access to open water for boaters. Both have undergone a "turnover" in recent years, with many older homes being replaced by riverfron McMansions. The Pelican community offers a gated community with many different lifestyle choices. This is called Tarpon Point Marina. On the drive in to Tarpon Point is the Rose Garden area which also offers very nice homes. The yacht club area is a "tried and true" area which has for many years withstood major redevelopment opportunities and many areas have retained a tranquil feel.
