Economic development in Tracy, ca

Any place, appreciation of the house depends on the economic development of the locality. As such what are the points or evidence that could convince a home buyer to buy at Tracy. As I understand Tracy do not have any high tech jobs that silicon valley/Bay area has. It is like 2 2 hour commute to Bay area, making it little hard for a busy bay area employee. Do you think any reason Tracy prices will ever go up after this mess ??? Any inputs will be appreciated.

Yes. There are no high tech jobs in Tracy or near by .Tracy is mainly distribution center so you see lot of warehouses and Trucks. Home prices can only go up in Tracy and surrounding area’s if they provide a better transportation to Bay area. If they introduce more frequent and faster Trains you can reach Bay area in 30-45 minutes. The present ACE train schedule sucks and it’s very slow, so most of them car pool and that is very stressful. I don’t think there is a any possibility of ACE introducing more and faster Trains because of the Lobby prevalent...imagine what it will do to the home prices closer to the Bay area cities like Sanjose,Fremont etc. This clique’s won’t let that happen unless someone from Tracy becomes US president or Governor.

Both Mountain House and Tracy currently have land set aside for future development in the commercial and industrial sectors, including high tech. Such developed land in Mountain House is now available, with more to come. In Tracy, Cordes Ranch business park development currently in the works. Tracy Hills is also awaiting development when Tracy's growth cap expires in the coming years.
