It is still a buyers' market in Tubac and Yes, I would make that offer less than the asking price.

It is unquestionably a buyer's market in Tubac, Arizona. In June, I sold a new construction home in The Sanctuary at the Tubac Golf Resort and Spa. We negotiated an incredible purchase price for the buyer to build a Classico Grande model in The Sanctuary subdivision with a lot of upgrades thrown into the purchase price. Right now, is the down time for the Tubac real estate market. Come the fall, it is likely to be less a buyer's market since the snowbirds all come back for the winter and tend to buy up the great deals on the market. Also, it is important to remember, Tubac is finite. There is only so much supply to meet the demand for our town. The subdivisions we currently have available on the market have met the standards of the state to build in our area. One of those standards is to prove there is 100 years worth of water to sustain any one subdivision. It is likely, another builder will be hard pressed to join the developments that Dorn Homes has already built and continues to build in our area simply as a result of limited water supplies. Don't get me wrong,we have enough water. However, we make sure it stays that way and anyone who builds will have to prove it will not affect the supply of water for the residents and subdvisions already in the Tubac area.

Property values in Tubac are already back on the rise up after a trying couple years of decline. It is a buyer's market as of now, and there are some fantastic deals on the market, however, no one has a crystal ball to know how long it will last.

Unless you are buying in cash that 10% drop = .5 in interest rate. Rates will go up and loans will be harder to get. So if you like the home make an offer most builders can't move prices much lower as they have a fixed building cost. But in today’s market you should try. Make sure you have Buyer's agent with you when you meet with the builder’s representative (sales office).
I think it was Warren Buffet that said “if you wait for the bottom of a market you will never get there” by the time you are done waiting you have missed it.
