Hello Alexandra,

Your question is asked everyday by Buyers in the Estates and elsewhere in Naples. I would need to know the address before I could give an accurate current maket value opinion. Location, location, location. Without a location, an accurate current market value is not possible.

There are several areas in Golden Gate Estates and the values vary quite a bit dependent on location. I would consult a couple of Realtors who work in your location and have a price analysis completed. Our current values have retracted from the 2005 to 2007 levels due to excess inventory and foreclosures. The volume of sales in the Naples markewt has been increasing fro the last six months which should stabalize the market.

Because the Estates are so big, your home's location, in reference to 951 and Pine Ridge Road, will have a lot to do with the value of the home. And, of course, the upgrades and improvements you have will affect the price as well. The market has been very low-priced, but, if your home is in good condition, it will go a long way to getting a better price. Hope this helps.

As you know the housing market is declining, in the estates there are a lot of foreclosures, short sales and owners who need a certain amount to not lose money on their home. Unfortunately, the first two dictate what the price of the last one is going to be realistically sold for. In other words they are your competition they set the market price. Find a good realtor who will be honest with you and not just tell you what you want to hear. As the other agents have mentioned it really does depend on the location of your home. As you know Golden Gate Estates is a very large area. More information would be very helpful. A detailed Comparative Market Analysis would help with how much your house could sell for.

Without knowing the actual location of your home in the Estates, nor the condition of the home, here are some numbers:
The last 15 sales of Estates homes that are close to the specifications you provided are mostly in the mid-100s. Here are the sales prices, with the most recent listed first:
190000 - Sold July 30, 2008

There are also two pending sales with list prices at: 126900 and 184900
