I am not going to pretend to have a crystal ball and predict trends but I belkieve that Gulf Gate is an area that has lots of charm and is extremely well located with respect to shopping, hospitals, arts and entertainment venues and the beautiful beaches of Siesta Key. It is an area where people have an opportunity to buy older properties and fix them up without breaking the bank. Its charm, relative affordability and overall convenience make it a location that I would definitely recommend to anyone thinking of buying in SRQ. Let me know if I can help you. Hi, I think the location is a big plus for the Gulf Gate area. I believe it is more central to everything in Sarasota than any other subdivision (Beach, Malls, I-75). Even though the homes are almost 50 years old, they were built well and most have kept up. Speaking just as a Sarasotaian(??) I truly think that Gulf Gate will become a tear down area in the next decade - just based on the lots sizes and location. - what better area to build new homes? I do have to disagree about the prices being better for homes purchased before 2003, I bought mine in '95 for 106k but today owe about 190k!

The marketing trends in Gulf Gate are in step with other areas of Southwest Florida. Prices have moderated and dropped, and sellers are motivated....the reality is thare are some sellers that are more motivated than others.

If you are serious about buying a this time(and this is a GREAT time), we recommend focusing on properties that were purchased pre-2003, before the rapid appreciation period. Owners of these homes, purchased them at much lower prices and therefore can sell for less. In many cases, less than a short sale or foreclosure.
