Is there a 40 year fixed fha lona?

This loan disappeared from many lenders offerings along with several other types of loans that were designed mainly to make it easier for borrowers to qualify.

As I am sure you are aware, there have been problems with homeowners who could easily acquire a loan but then had trouble paying.

Darren, my apologies, I have revised it, I forgot to mention this is not an FHA product.

YES, there are 40 year fixed loan programs but they are not FHA. I know of a local Maryland BAnk that will offer you a 40 year loan and you can get 100% financing with them. Although it breaks down to 40 years on the 80% loan and 30 years on the 20% loan. Thisis not a CDA product as mentioned in the other answer. David is incorrect, there is no 40yr fixed FHA loan. There are also little to no more 100% financing options available.

Darren, I am a loan originator in SC. I have a client looking for a 40yr FHA - can put down 20% but has a 581 middle score. If you can help -

There is not right now, although there are talks about it in the future (among many, many other things). This is really on the FHA back burner for now.

If you are a first time buyer, I would recommend looking at the Maryland Dept of Housing's CDA loan program, which does have a 40 year program and lower than market rates. It also has flexible approval guidelines, much like FHA. The website for it is This program is truly my specialty, and if you have any questions, feel free to contact me.
