whats a good area for a young family in san diego? we are looking for a safe area with good school but also

fun stuff to do (cafes, shopping, etc.) - would also love to be by the beach. Thanks!!!

Rancho Bernardo has great schools as does the Poway area. I lived in San Diego for 6 years, (single guy) buy all of my friends who have kids lived in those two areas.

If you work downtown, it might take you a while to commute to work. Some of the areas closer to downtown, Grant Hill, Golden Hights are in "transition". While I personnaly never had a problem there, (former Marine with two big dogs in the yard), it might be "uncomfortable" for someone with kids. Coronado is very expensive, as is Del Mar and La Jolla. Carmel Mountain and Carmel Valley areas are very nice too. Escondido is another area that you could consider, although it is further away from the beach...

Ryan: As many realtors have answered before me, eveything boils down to the price range of the home you want to purchase. If you give me some figures as of price of home you are looking for, downpayment that you are willing to invest, mortgage payment including taxes and insurance that you are comfortable with, and finally your credit score, I can direct you to a good lender that could pre-qualify you and then, I can send you all active properties in the final area that fits your price range, point out the best school districts and let you know which are the better deals.

Ryan, As others said, we really need a bit of info on what you can afford. A few areas that also come to mind, a bit further north in the county are Solana Beach and Encinitas. Both are near the beach and have great areas for shopping, dining, etc. Encinitas revamped the downtown area about 5 years ago and has won nationwide awards on it many times since. Solana Beach has an area called Cedros which is funky shops, restaurants, Belly Up Tavern- known for the concerts, etc. They are also getting ready to build a whole new shopping/loft compbined area.

If you go to http://www.sandicor.com/statistics , you can see the average and median list and sale prices for all of San Diego County. It is broken down by detached and attached homes. It should give you an idea of prices. You should get pre-qualified/approved for a loan, so you will know how much home you can afford. I would also ask for an interest rate buydown from the seller to make your payments/qualifying easier. La Jolla has excellent schools, shopping and beaches. Expect to pay a lot of money,however. If your budget doesn't include that much, you will have to provide more information.

Hi Ryan,

There are many beautiful and safe areas within San Diego county with excellent schools. The best place for you to buy will be dependent upon your price range and the size/type of property you require. Also, you will want to understand traffic patterns so that you are sure to choose an area that provides for an easy commute, if any. A few of these options (but only the tip of the iceberg) would be La Jolla, Carmel Valley, some areas of Clairmont, Mission Hills, Point Loma, Kensington and Talmage. Many of these options are fairly centrally located. Ofcourse, the north county beach communities are wonderful as well (Solana Beach, Encinitas, etc.).
