best deal

looking for a good house,
low maint.
4 bedrom, 2 carage, close to 10, and ray, 2 bath.
do not care for schools, malls..etc
corner, or culdesac, no HOA, if any not much paid to them.
some what new home, or old in good shape,
no fixupers,
no carpets, is a big plus, wood or tile, if there are any carpets, new please.
no pet odors, or dirty yard.
isle kitchen, large new sink,
one story,
no grass to cut,
if there is a swiming pool, a large deep one only. if not, prefere no pools.
in no hurry to buy.
credit is 660 score,
no past bad credit.
have low down payment.
prefer large, privatet backyard, I enjoy BBQ outside, and firepits.

Really, I've never saved a penny using a 'buyer's agent.' That is because the buyer's agent must receive part of the seller's agent commission, so it's an expense that the seller tries to recoup. Make the offers yourself, and save some commission. In this market, homes are selling for tens of thousands of dollars less than listing price, and very often they're selling for much less than tax appraisal value and/or mortgage value.

Sounds like a list that you should give to a good Realtor in your area. Not only will he or she help you find what you want, your Realtor may even save you alot of headeach and possibly alot of money. I saved one of my clients $9000.00 last year.
