Norm, you may have missed the fact that you can find foreclosed homes right here in the Trulia 'Find Homes' section. Put in the zip code you are interested in, select your price range and click the 'Foreclosures' box and away you go. You can do the same at Redfin.com (my favorite) and many other sites. As far as finding help, there are a few thousand agents in the area who will be happy to help with the sale, but none can find a property that meets your needs better than you can.

Hi Norm. If you haven't yet found the help you need. I live, work, and play in Chula Vista, was born and raised here and know it like the back of my hand. I work for Ashlon Realty a leader in the Bank owned home market in the South County. I am seeing Unbelievable deals, I have information on our company listings before they are ever listed on the MLS and know immediately when a price reduction is taken. Norm, I would be more than happy to help you. Why does the property need to be in Chula Vista? I am putting on a Foreclosure Bus Tour March 1, but up in North County. Would you like to go on it to see what is out there? I don't know that Chula Vista is your best investment "bet" out there right now, because there are SO many properties in foreclosure and in short sales. I think it will take much longer for it to bounce back that other areas. There are some other areas in the county where you will get a better return, faster than Chula Vista. Why chula vista? I have clients who purchase investment property all over the country...taking advantage of each market. You might want to look at our market here in Sacrament. You can cashflow a property in that price range with a 20% down so long as you buy a duplex or something akin to it. Give me a call.

If you don't know an agent that lists foreclosures, try http://www.allhud.net. You have to fill out your name, contact information, how much you want to spend, etc... However, there should be an agent on the web page that works directly in the zip code you wish to purchase.
