Contact a good experienced knowledgeable agent in your area to represent you (costs you nothing).
Even if the sellers have not thought of l/p or l/o yet, those sellers with empty homes often will consider debt relief of a lease purchase (knowing their property will sell at the end of or within the term of the lease) or a lease option (knowing their is non refundable option money and monthly debt relief and that the tenant may exercise option to purchase in order not to lose option money)
Vacant homes are typically the best scenario for this type of term consieration
