Kim, I've seen several options like this in and around the Austin area. Was there a particular area in Austin for land that you were in looking at (N, S, E, W, etc...)? Was there a minimum for the land size that you are looking for?

Hi Kim, I've got one getting ready to hit the market in a few days....how much land do you need? It has gated access, wet weather creek, views!

Best to look in the TX newspaper for Lease options, Make sure the owner allows you to credit a portion of the rent towards the purchase price.

In the slower markets lease options and lease purchases are becoming more and more common.

Contact a good experienced knowledgeable agent in your area to represent you (costs you nothing).

Even if the sellers have not thought of l/p or l/o yet, those sellers with empty homes often will consider debt relief of a lease purchase (knowing their property will sell at the end of or within the term of the lease) or a lease option (knowing their is non refundable option money and monthly debt relief and that the tenant may exercise option to purchase in order not to lose option money)

Vacant homes are typically the best scenario for this type of term consieration

Best of luck
