The other realtors are correct. You should not have to pay to find foreclosed homes. Your local realtor can get you this information for free.

Hello All

We know what to expect with Free information. Sure there are some addresses that you can research, but keep in mind... this is a business. The Free information will most likely not be the most current and could lead to quite a bit of disappointment when 'sleuthing' on your own. If you want the updated info, buck up for the subscription- even for a month. You will see the difference.

If you don't want to spend the money, I would suggest working with a Realtor who specializes in distressed properties. Keep in mind, not every Realtor or agent is really "plugged in" to the pulse of distressed homes. It is up to you to make calls and ask questions, even if it means not working with the first person you speak with. Personally, I meet everyone I work with face to face. Quite a bit of time can be saved by finding out if you are compatible. Building rapport, trust and offering value for service is vital... especially with a transaction such as a home purchase.

Hi James,

For foreclosures, the only free site I've found that actually gives the full street address and filing date is from a company based in Seattle, WA. Its called Foreclosurepoint.com They have free and premium memberships available. They don't cover all areas. See the map on their homepage. I signed up for their free membership, and I like it. One more free tool in the old toolbelt.

Best regards, Tom

If for some reason, you are looking for additional info on foreclosure properties, they will initially be advertised in the newspaper and online as part of the formal foreclosure proceedings. The newspaper will list them in the paid legal advertisements (usually very fine print) in obscure places in the local newspaper. Some areas may even have a legal newspaper that Attorneys subscribe to. If you search for your local clerk of the court, the foreclosure information is public record and should be recorded there as well. Finally, the county property appraiser will also have the legal description, owners name, amount paid from the most recent purchase and the property address. The county courthouse also has a list of the properties and the dates that they will be auctioned "on the courthouse steps" .
Best of luck

James: I can let you know what is available on the MLS as far as foreclosures on Fort Myers Beach. As I live on the island I can tell you first hand the quality of these foreclosures.
I would be glad to find you the right deal onnthe island. Don't forget that besides foreclosures there are also properties which are conventional listings ( not foreclosures and short sales) and have also very attractive
asking prices. Either way gave me a call or e-mail me at realtorlloydn@aol.com and lets find that deal. Its an exciting time for buyers. I can also set you up with a private account with access to the MLS in Fort Myers Beach and SW FL in general. There is nothing like living on the island.
Happy Hunting!

Find a good real estate professional! They can search their local MLS for the properties and "weed out" the ones you wouldn't be interested in. Look for one with experience in the foreclosure market, let them know what you are looking for and ask them to set up a search based on those needs.
