Cynthia, Both Buyer and Seller in 86323

Ok There is this house on 16425 N 33RD Drive, Phoenix, AZ 85053 MLS #4094329 I have seen on coldwell banker

and other sites when I put the MLS number in it shows active and recently reduced to 114,900,however when I contacted a realtor he said that it was a Phantom listing ,that it sold in 2008 for 175,000. It seems on the up and up on the listings can anyone tell me if it is really for sale or not??

This home is actively marketed for sale with a current listed price of $114,900. It's a bank owned home.

The inaccurate information you received about it being a phantom listing is a perfect example of why you'll be best served by working with a Buyer's Agent. Also, certain homes may not qualify for the type of loan you may get for your home because of their condition, chain of ownership, etc. So, allow a Buyer's Agent to help you & you'll have all the information you need.

Either the agent typed in the wrong MLS number or he doesn't know how to use the MLS. I'm say the chances of either are about 50-50.

This home's active and on the market at $114,900. It originally was priced at $157,900 when the bank first put it back on the market.

There never was a sale (or even a phantom sale) at $175,000. It reverted back to the back following foreclosure on September 10 with the bank still owed $187,000.

Hi Cynthia; this home is active and ready for a buyer. It is a Century 21 listing but is is bank owned. If you want you can email me your requirements and time frame and we can certainly find you a property in your price range. the one in Glendale is also active been on the market 113 days also a bank owned property. Sure thing, Cynthia, but at this point I'm thinking we might want to 'private' with email conversations, as opposed to public postings on the VERY public website. Does that sound alright?

I'd really like to exchange a little more information with you, and then maybe work out a game plan. 2 weeks will go by in a heartbeat! And yes, bank owned properties are in fact selling MUCH quicker than others. But it depends on the property, the pricing and the bank.

I've got a couple weeks till I get taxes back so I'm sitting on my hands,but I really like this property,it needs some work,but perfect for my families needs,Like I always say,"Think Bricks and morter,Not paint and wallpaper".
There is also another one on 4816 W KIMBERLY Way, Glendale, AZ 85308,Love it, BUT Like I said sittin on go,I am really worried that they are gonna sell, are bank owned homes flying off the shelves in this area,so to speak???

p.s. Whoever you talked to that a said it's a phantom listing is mistaken. It was foreclosed by the bank in 2008, not sold. Yet another reason to work with a Buyer's Agent who will work for YOUR interests. :)

On our MLS, it's showing as an Active listing,which means that it should be available. It's bank owned,and has been on the market for 26 days. Would you like me to email the full MLS listing to you? Are you working with a Buyer's Agent Realtor?
