Who pays the closing costs on a Fannie Mae owned home in Ga.? All cash sale. Is the recording fee?

included in closing. Also,Initially we were told that there was no attorney fee, lender pays it. Now we are told it is on us. Right now we are waiting to close and our realtor does'nt know if the lender will be using their own attorney. So we were given a cash sale fee sheet from an attorney with fees for post closing/compliance/warehousing fee for cash, recording fee $10 first page,$2 each additional page,(we still have not been told how many pages), attorney fee 450 includes reviewing of contracts, title, doc prep for seller docs &conducting the closing: if I am the buyer why am I being charged for seller docs & closing? We feel that we are being taken for my money. If that wasn't enough, we were told the lender pays to turn on utilities for inspection-now its on us. Please -any advice is greatly appreciated, we have two days left to terminate.

Just did a word search on your post and the word "told" appeared four times. Real estate contracts in Georgia must be in writing to be enforceable. Did you have an opportunity to read the offer documents and all associated adendums prior to signing them? Were the paragraphs explained to you in a way that was understandable? If these were concerns, they should have been risent during the inital document review prior to them being signed. Please pardon my directness, but this is a huge investment and straight talk is entirely appropriate. With Fannie Mae just like anyone else, you get what is negotiated.
