While there certainly seem to be more buyers out looking, there are no contingency free contracts in this price range at this time (with the exception of one slightly above that will probably close in the range). There are 3 bindered properties--two of which have not had price reductions and the third has come down 20% from its original list (final sale will not be available until closing).
Seven houses in the price range have sold since September, two under their previous sale price and two very slightly above.
It is certainly not unusual to see initial offers 10 -15% below asking. At the same time, only one of the sales mentioned above was much more than 10% below the last list price (as opposed to original list).
