Who are the buyers of today's higher-end properties in Sarasota?

We agree with Adam also......additionally, we project that when this market projection is over and we begin to review the new numbers, we will find that the foreigh buyer will comprise a much larger portion of the Florida market than previously understood-17-18%.

The foreigh will represent in excess of 30% of our real estate transactions.

As a veteran REALTOR specializing in the sale of waterfront property in the Srasota area for 25 years, I will tell you most of the buyers of high end residential properties here are in their mid-40's to mid 50's, self employed, most start off with a second home and then move permanently withing a couple of years. 80% of these type of inquiries generated from my award winning web site. I think that you should first define what you mean by higher-end properties. There are right now about one thousand $1M+ homes for sales in the greater Sarasota area with close to a hundred being priced at $5M and more. Add to that the close to 500 condos that are over the million dollar mark.

The second thing you should do is ask yourself what you want to know in terms of "who". Are you asking about their national origins, their gender, their working status, their occupation, their age,...

The U.S. Bureau of the Census provides excellent statistics on the demographics of the residents of zip codes. If you looked up the zip code of Casey Key for instance, you can find amazing stats on its population.

I have to agree with Adam. It has been my experience that the current strength of the Euro, combined with the extremely desirable Sarasota location and cultural amenities, have attracted lots of foreign investors.
I recently showed some $900,000 + homes to a couple from England. They were only going to be here four weeks out of the year, but loved the fact that there were so many diverse things to do here.
I also have Canadian clients who have purchased two homes here, and spend just short of six months in Sarasota, return home for a month, and then come back to Sarasota. It has something to do with losing their free health care if they stay more than six months out of the country.

In my experiences, today's high-end luxury property buyers in Sarasota and Bradenton are mostly foreign buyers looking to take advantage of a weakening dollar. Many British and Canadian buyers are looking at our market for second and vacation homes because of the investment potential and relatively lower prices than elsewhere in Florida.
