What is Marco Island like for rental potential? Looking at property in Waterfall area.

The closer you are to the beach the easier it will be to keep it rented. Waterfall is quite a distance about 1.5 miles from the beach.

Marco is a great rental area especially during the winter season. From a rental perspective, it is important to keep in mind important features such as proximity to the beach, golfing facilities, tennis, shopping, social and recreational activities. Renters commonly look for convenience and amenities.

Marco island is one of my favorite locations. I would look for a home that has had a good rental history or one that is in such a desirable area that it will command in season and out of season rentals. Marco does have the distinction of getting a lot of European renters. There are tremendous values. I have and will do short sales most of the major companies on the island have shied away from them because of the wait time and have opted for faster closings. Waterfall is to far from the beach for most renters to consider and to far from the gulf boating wise to be a good rental candidate.
There are better options.
As an aside, years ago my partner sold Joseph Brennan (Brennan's Bread) a condo here on Marco.

Marco Island is generally a good place to own rental property. Our current market conditions present both positive and negative factors. On a positive note, prices have dropped across the board in FL and Marco Island is no expectation. Many people purchased investment/second home properties that they could just barely afford. When market conditioned changed over the past year, they found themselves in tough situations and may have had to sell their property. On the negative side, the rental market has been flooded with availability so owners have had to lower their rates a little. I do think the lower purchase prices offset the difference in rental income overall, but you have to make the right purchase.
We have helped many people from overseas purchase property in the US including a gentleman from Limerick. We are a buyers-agent firm that only works with buyers. I think Marco Island is a good consideration, and I think there are a few other places you may wish to consider.

Single family waterfront homes rent well both on an annual basis as well as seasonal. Seasonal rentals start around $1,300 per week up to around $3,500. On a monthly basis in season $3,500 to $10,000. Let me know if I can be of any assistance in locating the right property.
