In a price point of $400k to $2000k, 84 units were listed from 1/1/2008 to 12/31/2008. 25 sold and 25 are pending. The average list price in this range was $670,634 and the average sold was $642,200. Average days on market was 85 days. Prices have slightly decreased but the Boro is a very popular area. My recommendation is to first have the advice of an agent as to the value of your home, what's necessary to effectively market it (staging, etc). Since the rates are so low, buyers are starting to agressively come out. Therefore, I would strongly recommend at a minimum taliking to an agent now! I 'm not amused by your comment nor do I agree. The statistical facts speaks for themself. This area has been shielded somewaht versus the rest of the country. Yes, prices are not booming like they were in 2005-2007 but it is still a very good market. There are a lot of factors that need to be considered if someone is looking to list. In addition, everyone has a different reason or situation. It is trully a great time to buy and sellers may not make the significant gains if they purchased high within the past 2 years. So my suggestion for Danielle is that she contacts a few realtors and take a first hand look at the market statistics and the facts.
You have some great concerns.
You should know that you will be getting a wide array of various opinons from Realtors. What you should concern yourself with is finding an amazing Realtor who will not just come into your home and yes you to death. "Yes, Danielle, your home is worth exactly what you want to get." In fact, that is the last thing that you should want to hear.
You need to find out, out of the Realtor's listings they have, how many have sold recently and how many they are holding on to right now. If they have a whole lot of inventory, they are not selling their client's homes. This is a huge issue that I have with Realtors. They take over priced listings just to get the business. That does nothing for the seller accept wind up hurting them in the long run and then the home sells for UNDER market value.
You do not need a Realtor who has an office up the street from you or around the corner. That means NOTHING!! As much as many Realtors would want you to believe.
Once you find out about seller agency, you will understand what I am talking about that is assuming that you do not know what seller agency is.
Concern yourself with the homes that are similar to yours that sold within the last two months only. Do not worry about what is currently active in your area because THEY HAVE NOT SOLD YET and mean nothing to you and your Realtor should not base your listing price on those properties.

The prices of homes in the Doylestown Boro market have dropped and homes are staying on the market longer. A lot depends on how updated your home is and whether you price it right from the beginning because that will yield you the best return on your investment.
The location and condition is a driving force. But one of the major reasons why homes are taking longer is because most people that wish to move into the Boro have larger homes to sell and that is taking longer. The good thing is that the mortgage companies have loosened up a bit and we are seeing more activity.

I have not heard from her yet but as always, I am trying to give my professioanl opinion. Agents like Mark Hiban, Don Bradbury, both who I trully respect, myself and others take offense to negative realtor comments. You will not find true professionals bashing buyers and sellers, nor should we. This is an everchanging market and we are all in this together. Therefore, let's try our best to help each other. Too much time and nonsense has been taken on negativity. The fact is that Real Estate is still the best place to invest or perhaps find someone's dream. This is a changing market and we must all provide reasonable input to help to create a more positive environment. The media has done its fair share, among other variable to put us where we are today.

I'm not certain of her status in the Real Estate Community, but whatever it is, I take great exception to her glib and (many times), erroneous comments. I applaud Mr. Dolski for his comments and initiative in his response. Had I responded first, I truly believe that Frank, true professional that he is, would be in agreement with my assessment as well.
Get a professional, hire him or her, trust that the job will get done properly. Also, please don't forget that getting the home sold is very important, but handling the transaction to its successful conclusion (closing) is very important as well.

I see that you have received many good answers from numerous professional Realtors. Let me start by answering your questions. Doylestown Boro is a very unique and desirable area; therefore, it has not seen the same drop in prices as other areas. This being said a lot will depend on the condition and exact location (what is next door, across the street, backing to you,etc.) of your specific home. I usually advise my sellers to wait until after the Super Bowl but before mid-March, depending on the weather. I know this doesn't sound very "professional", but is what I have seen over the past 26 years of selling real estate in the Doylestown area. Spring in the real estate market begins in March! Many buyers have already selected their homes to purchase by April for summer-move-in.
How long a house stays on the market depends on 3 things:

See which ones will market your home properly, give you the best advice in preparing your home and to be able to explain what the best price to market your home would be. When you choose an agent, make sure it's someone you feel comfortable with. This is not just a working relationship and bunch of contracts. This agent must be able to communicate with you the status of showings and future plan of action. Communication is very important.
Also, this is year 2009. Nine out of ten home buyers begin their search on the Internet. Make sure you hire an agent with Internet Marketing skills, who can plaster your property in front of millions of people. Agent's site must be user friendly, ranking well and the listing has to be advertised all over the internet.

It sounds to me as if your location in the Boro is not an issue. Having lived in the immediate area for 53 years and practicing as a Realtor for 15 of them, I KNOW that location should not be a problem for you. Condition of the home must be considered. You must set your product apart from most that contribute to the "glut" of inventory which would be your competition. Buyers have choices, and you want to give them all of the reasons to choose your home. I'm surmising that you are or will be a buyer soon. Put on their shoes. Lastly, price does matter. As a Realtor, I want to see you get the most that you can because, frankly, I'd get a piece of that if I was your Listing Agent. However, Buyers are the ones with the check books, so they will ultimately indicate the value of your home in today's market.
My suggestions to you are these: 1) Interview a couple of Realtors who specialize in Doylestown. 2) Choose one who can present an intelligent plan of action for marketing your home. I know that the temptation is great, but don't choose a Realtor soley because he/she "cut commissions". That's an insult to you. We need an operating budget. Cut rate probably means cut services and reduced efforts on your behalf. 3) DON'T send good money after bad. There are a lot of inexpensive "spruce ups" that won't create a hole in your budget. If some repairs are needed, then spend your dollars there.

I just wanted to mention that it is best to make sure to find out what your Realtor will do to attract buyer agents to bring their buyers into your home but you should also know that no matter what, it really does all come down to pricing your home "right" from the start.
You also need to make sure that your Realtor is a great negotiator and someone who will make sure to get you what your home is worth and nothing less. If your Realtor is afraid of confrontation, he/she will not be a very good negotiator.

I suggest you pick 3 or 4 realtors and invite them to see your home and discuss these and other questions you may have. Find out there background, experience and marketing plan. Find out what they offer personally and what their company offers.
Out of these Realtors hopefully you will find at least one that you feel comfortable with in their communication, experience and marketing plan. There is no one â€œrightâ€ answer to many of the questions you have. It is a tough market and you want to feel comfortable with the person who is working with and for you.
