You need to know several things before you list such as how much do you owe on the mortgage and then what would the sales price need to be to cover your costs of selling and paying off that mortgage. It would really depend on the size of your home, age, upgraded features, and exact location within Windstone Colony. There are currently 17 active homes in your community with 3 bedrooms. The average list price at this time is $ 74.18 per sq. ft. However, the average sales price for homes sold in the last 6 months is $ 63.10 per sq. ft.

It would be very hard to suggest a list price over the internet as there are so many variables to pricing. You can go onto my web site http://www.ChristiBorden.com and input more information that might help me narrow this down for you but in the end, I would need to preview your property to help nail down the exact price point that will put the most money in your pocket while still attracting buyers in this unusual real estate environment.

Communities in the Far West areas of North Katy have had challenges due to over-building, lack of developer planning and an high rate of foreclosed properties in the area. We would need to investigate further to see if these particular issues might impact your market value, if any.

Since I don't have all the information on your home, I can give you a range of what it could be worth. It appears homes in Windstone Colony are selling in the range of 88k up to 162k over the past year.
