Andrew, Home Buyer in Chattanooga, TN

I am looking for a moderately priced home in Chattanooga. Any suggestions?

I am a first time home buyer in Chattanooga, TN. I am looking for a home in the $100k - 150k range. My wife and I both work downtown, but we aren't opposed to a 30 minutes or so commute. Any suggestions?

Hixson and Soddy Daisy are excellent suburban areas to live.
You'll find a newly renovated Northgate Shopping Mall, Walmart, Target, and a host of new dining establishments on Highway 153. Booming part of town.
Publix and BiLo Food Stores just built new stores.
We also have Valleybrook and Creeksbend Golf.
Holiday Bowl.
Greenway Farms 22 Acres of walking trails, quarry, and Dog Park.
Chester Frost Park with Lake, Boating, Fishing, Swimming, BBQ, RV and over night camping.

Hey, we have it all right here for less money than downtown. But a 20 minute drive in traffic to work.

The median price range in Chattanooga is $130,000.
So You are in luck!
Also there is NO NEED need to drive 30 minutes to work.
There are many nice homes within 15-20 minutes drive time.

I have a home that is for sale in the Chattanooga area. It is a 2 br, 1 bath house in a great neighborhood just 5 minutes from Chattanooga on the Georgia side. The only reason we want to sell is because we need a larger place to accommodate our growing family. We've been there for 9 years. It's on 1/3 acre and has a completely fenced yard, which is great for my kids since we always know where they are. Here is the official listing. I also have plenty of pictures!

Take a look at http://www.ChattanoogaHomes4Sale.com and you will find a search for the entire Chattanooga MLS, (top left hand link). The next link down is a Map Search which is an intuitive method that allows you to search by geography.

If you click on the "Preferred Vendors" link you will find a list of lenders. Julie Oliver would be a great resource as a first time home buyer. She works with THDA loans and is very good.

Don't forget the home buyer tax credit that is working it's way with the stimulus bill. 10% of home purchase up to $8,000 for homes purchased in'09.

You are in such a wonderful position right now. As a first time home buyer, you will get the $8000 tax
credit only if you close on your new home BEFORE December 1, 2009. As for the inventory of homes,
there are many in your price range to look at right now. BUT, as more first time home buyer's take
advantage of this new tax credit, the inventory will shrink. SO, I would love to help you and your wife

By answering a few questions you can simplify your search. Do you have pets, new construction vs classic, private setting vs subdivision, do you have children?

Another important question is, have you spoken with a lender? Most first time home buyers today do not know what they can afford and a lender helps greatly. There is also the possibility of a "Tax Credit for Home Buyers" i.e. $8,000 passing in the large stimulus bill. We should know shortly, out of congress it was $7,500, the Senate wrote it as a $15,000 tax credit and it has been reduced to $8,000. Better news is it will not have to be repaid as long as the homeowner occupies the home for 3 years. Disclaimer is all this is subject to change!

Many people are finding success in seeking "foreclosures." Our recommendation is to find an agent that is versed in these transactions and market and at least take a look at what is available.

Andrew: There are hundreds of homes to choose from in the $100K to $150K range either downtown, near down town or within 30 minutes of Chattanooga. I would be happy to meet with you and your wife to help us narrow a search down to a home that would be just right for you. We would want to begin by better understanding what is important for you in a home. For example, are the available schools important to you? The number of bedrooms/bathrooms you want will help us narrow our search. We will want to consider the style of home that is best suited for you and your wife.

You will have a wide variety of choices in that price range. Depending on your size needs (number of bedrooms, bathrooms, square footage, lot size), the area you settle on, & the level of luxury you want (gourmet kitchen vs. basic, etc), you'll may have a lot or a little to choose from. There are about 250 active listings in Chattanooga right now in that price range.

Your best bet is to contact a Realtor who can help you to narrow down your search parameters. What is your ideal location? Do you want/need a garage? Would a condo or townhouse suit your lifestyle?
