Amit, Home Buyer in Willow Grove, PA

I like a house Willow Grove area. It is a new construction. House is in market for more than one year now -

was listed when the constrution started,. Now the construction is complete and house is listed again. Now what are the things I need to make sure buying that house - corner property so I am sure I need to do the fencing,.

What is the good price to offer - I mean % wise.

First you would want to see actual sale prices for others in that particular area and compare features, square footage and specific location. That will be your guide as to what such a home should sell for and them make an offer with some negotiating room if you like what you see.

Most sellers and builders are really looking for any offer. You can make your offer and see if they counter offer. You can't do this alone or the builder can tell you anything. You will want to use a real estate agent. You pay nothing to be represented by an agent and you could get the best price that way. Let me know if that helps!

I can run comps for this home if you wish and see if it's worth what they are asking. If it is not, you will have the paperwork to prove what it actually is worth to the market now. Just let me know what the MLS# is or the address.

Never purchase new construction unless you have your own agent. If anything should happen you are covered under that agents e & o insurance. . Everything is negotiable today so what you offer depends on how much you want to pay and if you need some assistance from the seller for closing costs, etc. I would suggest you contact a realtor to see what the housing prices are in the area and work with them to come up with a price.

I live right around the corner from the Willow grove area.
First, who is the owner of the house. Is it still the builder or an investor that was speculating?
There are a few things that will help determine where to place the offer such as are there any other offers? What type of activity have they had?
