Also, advertise that on Craigslist and in your local Sunday paper. Yes, less than 10% of buyers even read the paper these days, but even a 1% chance may be worth the cost of advertising. Make a Postlet which will get it on multiple additional sites.
Then post a flyer at any nearby RV Parks, marinas, gas stations, grocery stores, ski resorts, spas, and anywhere else you might find a buyer.
There are a couple of things I would suggest. Sandpoint is a ways out there so attracting buyers is going to be more of a challenge.
First, if you are selling on your own know that you are working with only about 10% of the buyers, and given your remote location, maybe fewer than that. If you can sell on your own, great, but in this economy you may not be able to. During average times 85% of sellers that start out on their own list with a Realtor in order to sell.
Second, I suggest interviewing three Realtors. I would be happy to refer you to a top agent in your area, no obligation, but it will get you started. Then I would compare their proposals, so if you need to go to plan B, you can do it.
Third, I would use craiglist. i am amazed at the results I get for free. However, know that 90% of the time the buyer comes to see the property with a Realtor.
