I've got yet another very, very nice 2 bedroom/2bath in Surfside, Florida at Marbella Condominium. 1,600 squre feet, north east corner, direct ocea front. Marbella Condominium is located at 9341 Collins Avenue and was built in 1989. This apartment has a great layout, lots of windows and glass block, marble baths, walk-in closets and laundry in the unit. Marbella Condo is just 12 stories tall and cotains only 88 units.

Hi Debi,
there is a community with townhomes on the water where you can have your own dock for a boat.
Let me know if you are interested. I have some good deals.

If we buy two units, do we get 6% discount and car lease? or this is only for buyer's agent? What will happen to commission if the buyer returns the apartment back to developer? Will there be any guarantee the builders be in business after two years?

If the bank involved is Lehman, Wamu or wachovia by any chance?

Too many questions but it is too good a deal to pass up. Where do I sign?

Keep up the good work

Good Evening Debi,

You ask for a great deal and what I have is truly amazing. Give me ten minutes of your time one Thursday afternoon when I have my Broker's Lunch at St. Tropez in Sunny Isles, FL.

We are doing some incredible things over at St. Tropez Waterfront Townhomes making the community an irresistible sale to both the buyer and buyer's agents. We are offering selective units for as low as $300 per sq. ft & guarantee rental income, payment of your maintenance, taxes and insurance for 2 years. The developer is the bank so there's no need to search around for financing. And if that doesn't convince you how about the developer agreeing to buy back your unit at the sold price after 2 years.

For agents I am paying 6% commission and for every two units you sell I will give you a free 2 year lease on a new Jaguar XK or cash. Whichever you choose.

What I'm offering above no matter where you go no other developer is offering. No other agent can offer. I am the official St. Tropez Specialist.

This is a no brainer! I encourage all serious homebuyers and agents to contact me to arrange a private V.I.P. tour or R.S.V.P. for one of my Broker's lunch events for yourself and your office. There are exciting new developments happening in the City of Sunny Isles Towne Center. Come check us out and don't miss your opportunity.
