Can I start-up a property management company and only charge a maintenance fee, without having a broker?

You cannot without a broker..but I can teach you everything you need to know about property management. If you have your real estate license, it's a lot easier than you think.

No. Bottom line is that you must have a Brokers license in order to conduct business in the State of Florida. As a Licensee, you are basically a Sub Contractor and only a Contractor can contract with the general Public.

If this is your goal, you have a few options.

1) Get your brokerage license and open a brokerage. Owning a brokerage is not cheap and you may find that it is just not cost effective.

2) Hang your license with a Broker who will allow you to run a property management division and maintain your own client lists, as long as you comply with State Law.

3) Hire a Broker. There are plenty of broker out there who will gladly allow you to pay them a small fee to be the Broker of Record for your company.

In a word... NO! You will need a florida real estate broker's license.
