Looking for a realtor who is familiar with Orange County First Time Home Buyer Assistance program

I am looking for a Realtor who wants to work with someone who is interested in Orange county first time home buyer program. This program requires 2 months of time before closing which might turn off a lot of Realtor and home owner.But I am sure there are Realtor who has worked with first time home buyer program. I am looking for a house between 120k to 130k in zip code 32810 and surrounding area.

Hi Shakil,

Have you considered homes that are available as lease option or rent to own? These sellers tend to be more flexible and there is more time to work out the details with getting through the program. If you would like to explore this avenue, please give me a call.

Remember in this market most sellers will help with downpayment assistance just need to negotiate with them, but remember if its a short sale or foreclosure banks are reluctant to do so, but they always change tack when you least expect.

Hi Shakil,

My name is Jennifer and I have guided several first time home buyers through the Orange County program. I am familiar with the city officials which will be handling your file and I also familiar with the new guidelines that just took place in May that will require you to either purchase a new construction home with a price point no higher than $219,000 or a recently remodeled home with evidence in reciepts of major rehab work such as plumbing, roofing, ect. to have been done within the last 12 months. My preferred lender is also very familiar with the program and has worked hand in hand with city officials to guide each file through the system which really requires you to be on top of the file. From the moment we find a home that meets the guidelines and have a fully executed contract the process will take about 60 days. I also work with combining FHA loans and Ameridream/Nehemiah programs to provide first time homebuyers and others with 100% and seller paid closing costs. I also have a policy that every buyer gets 20% of my commission back to help with your closing costs or use at your discretion. Starting out in real estate first time home buyers became a focus, it does take a lot of knowledge and patience’s during the process. Other Agents in the office I started my career with recognized my strides and success in this area and started referring their first time buyers to me.

FYI most home purchases dont close from 30 - 45 days after an executed agreement. I dont see where a realtor not want to work with you. IF you were not aware receive tax benefits as a property owner !
